A commercial arable farm with opportunities to add value, located in beautiful rolling countryside
Carlton Ashes and Barkston Gorse Farm have been owned in the same family for about 80 years and latterly farmed by a substantial local farmer/contractor for the last 30 years. The main farming base is at Carlton Ashes where an access road off Hough Road leads to the pair of cottages, which are currently let, and the farm buildings.
The arable land lies in two blocks both accessed from Hough Road. All of the land is Grade 3 on the Agricultural Land Classification, cropped in recent years with a rotation of cereal and break crops.

Situation
The farms lie in open countryside between Grantham and Newark, about 5 miles east of the A1 in west Lincolnshire. The farms are located 500 metres apart as the crow flies and approximately one mile apart by road. Carlton Ashes lies most northerly towards Houghon-the-Hill, with all the land, buildings, and cottages accessible through gateways or the principal driveway off Hough Road.
Lying further south and closer to the village of Barkston with frontage to the River Witham is Barkston Gorse Farm, the larger of the farms by acreage with the principal access from Frinkley Lane which also connects to Hough Road.
There are many rural villages within a short drive, the biggest of which is Barkston which has a primary school, village shop, pub, and petrol station. A larger selection of shops and services are available in the market and industrial town of Grantham, 6 miles to the south.
