Badgers Cottage is Listed Grade II, and is a very pretty village house built of stone under a thatched roof. Formerly four cottages, the property has much character and traditional features including exposed timbers. A distinctive feature of the property are the four inglenook fireplaces. Approached off the village lane, the front door opens into a hall with a cloakroom and a door into the charming sitting room with fireplaces at either end and door onto the garden terrace. The hall leads through into the dining room with a fireplace incorporating an original bread oven. The kitchen/breakfast room is next door to the dining room and again has a fireplace plus extensive storage. This leads though into a study which overlooks the village duck pond, and the utility room with walk-in larder and door to outside. From the dining room, stairs rise to the first floor where there are four bedrooms and two bathrooms one of which is en-suite.
Note Badgers Cottage is unregistered. The purchaser will be required to carry out the first registration of the property with the Land Registry.
Badgers Cottage has a well-established south facing garden and contains a wide variety of mature shrubs and trees including fruit trees. There is an area of kitchen garden, a greenhouse, potting shed currently used as a log store. A wide stone terrace runs along the southern side of the house with access from the sitting room. Adjacent to the house is a double garage.
Idlicote is a charming hamlet set amidst rolling countryside approximately 3.5 miles from Shipston-on-Stour and 10 miles from Stratford-upon-Avon - both have a wide range of amenities both for shopping and education.
