17 King Street is a charming four/five bedroom, detached cottage with flint and brick elevations, interspersed with pretty sash windows, an unusual bay window and a shiplap boarded oriel window, under a roof of hand-made clay tiles. Originally believed to have been a series of ship workers cottages, the property was converted some 35 years ago and whilst retaining immense character, it now provides nicely balanced family accommodation. On the ground floor there is a bright sitting room with log-burning stove, polished oak floors and double doors leading to an impressive Amdega conservatory with underfloor heated stone floor and a feature flint wall. The kitchen/dining/family room is fitted with a full range of units and breakfast bar, half of this room is part-panelled and provides a generous space for dining and entertaining. A further reception room/bedroom 5 with stable door to the outside is currently used as an annex with en suite shower room and has a slate floor with underfloor heating. A cloakroom and utility room complete the accommodation on this level.
On the first floor, the principal bedroom-suite has a delightful bay window giving views to the sea between the neighbouring houses. There are three further spacious bedrooms and a bathroom.
The mature, attractively planted gardens lie to the south and west side of the property, providing a wonderful sun-trap and the main area of garden is enclosed by a brick wall. A long gated driveway provides parking for at least 4 cars and there is a valuable flint and brick garage/boathouse 19 ft 7" x 13 ft 2".
The picturesque town of Emsworth is located on the northern shore of Chichester Harbour and within a short drive of Portsmouth and Chichester. Emsworth is a vibrant town with a host of activities including regular farmers markets, an annual artists exhibition, arts trail, and a horticultural show. There are a range of interesting and individual shops together with a medical centre and dentists and it is well known for its variety of restaurants. The railway station provides access along the south coast, to London Victoria via Gatwick Airport and to London Waterloo via Havant (3 miles). There are excellent state and public schools in the area, some of which can be accessed by train. The Slipper and Emsworth Sailing Clubs and Emsworth Yacht Harbour are nearby. A trip can be made from here on Chichester Harbour Conservancys Terror, a beautifully restored wooden sail boat which dates back to the time of the towns oyster industry.
The Cathedral City of Chichester offers an excellent variety of leisure, cultural and shopping facilities, including the renowned Festival Theatre. Goodwood has an excellent Country and Golf Club and is well known for its horse-racing calendar and events for motoring enthusiasts. Portsmouth and all its Naval History is just 8 miles away and offers good shopping facilities as does Southampton, which is a distance of 27 miles.
From the Fishbourne roundabout to the southwest of Chichester, take the A27 westwards. After about 7.8 miles, take the slip road left to A259 and Emsworth. After 0.2 miles, take the 1st turn off the roundabout onto A259 (Havant Road). Continue for 1.2 miles into Emsworth and take the 3rd turn off the roundabout onto the High Street. Continue through the town and then take the right hand turn into King Street. Follow King Street for a short distance and the property will be found on the corner (beside The Fishermans).Read all
