Pippins is a beautifully presented, detached village house which was built in 2018 by the highly regarded Millwood Designer Homes. Lavender Fields was a winner in the Sussex Heritage Trust Awards 2018. The current owners have considerably improved the property during their ownership and the house provides exceptionally spacious, light and well-planned accommodation of just under 2,500 sq ft and benefits from the remainder of a 10 year LABC Certificate.

On stepping through the front door there is an instant sense of space in the large entrance hall which has an oiled ash floor, double coats cupboard and a turned staircase to one end. Double doors lead through into the beautifully proportioned double aspect 23'4" drawing room which has a bay window, an attractive fireplace fitted with a Clearview wood burning stove and double doors give direct access to outdoor dining and the garden. The second reception/ dining room is also double aspect and has a bay window. The kitchen/dining room is a real feature of the property with an extensive range of units with quartz work tops with an integrated wine cooler, dishwasher, larder fridge, combi-microwave & oven, two double fan ovens and a gas hob. There is a large dining area to one end, from which glazed French doors give further access to the garden. A well-appointed utility room with full height fitted freezer, study and cloakroom complete the accommodation on the ground floor which is ideally arranged for modern family living and entertaining.

The first floor provides a lovely principal suite comprising bedroom with glazed Juliette balcony, two built-in wardrobes and a beautifully appointed ensuite bathroom with both a bath and a separate shower. There is a guest suite comprising bedroom with built in wardrobes and shower room, three further bedrooms and a luxurious family bathroom. From many of the rooms there is a lovely outlook over the garden and to the front of the property there is a view over a large picturesque pond and landscaped gardens.

Other features within the house include plantation shutters fitted to all the windows with the exception of the bathrooms, remote/WiFi control heating/hot water systems throughout and an Air-Vac air circulation system in both the kitchen/dining room, utility and in all the bathrooms. The extensive loft is accessed with a retractable ladder, with lighting and flooring providing substantial storage.

To the front of the house is a lawned garden which includes a double swale of wildflowers. To one side of the house is the property's double gated entrance drive which provides parking for several cars and leads to the double garage with electrically operated up-and-over doors. Bordering one side of the drive are well-stocked beds and beech hedging.

Beyond the courtyard seating areas, and French gazebo, the large garden is laid principally to lawn bordered by well-stocked herbaceous borders, bounded by a feature full height brick wall facing south, including a spectacular range of espalier and fruit trees. To the far end of the garden is a seating area with feature Bordeaux fig trees, and a further seating area to catch the evening sun.

The large garage/workshop provides ample storage whilst leaving ample room for two cars. Immediately, outside, sits a wall-mounted Electric Vehicle charging point. From the garden to one side of the double garage an external staircase gives access to the spacious first floor home office/studio with light, power and heating and a separate cloakroom and kitchenette with fitted units and fridge and an independent hot water system. The home office/studio with large double skylights is ideal for those looking to work from home, or used as secondary accommodation to the main house.
