Mill End House is a spacious family home situated in the popular village of Sulgrave. The property was built in 2011 to a high standard and occupies an excellent edge-of-village location overlooking paddocks. The house is built of Cotswold stone with window cills and heads of local Hornton stone under a roof of reclaimed natural Welsh slate.

The main reception rooms are accessed from a central hallway with built-in cupboards, natural oak staircase and access to the cloakroom. The large, triple aspect sitting room has French doors to the garden, hand-carved Hornton stone fireplace housing a wood burning stove and enjoys sunshine throughout the day.

The spacious, dual aspect kitchen/breakfast room has double doors through to the family room which could also serve as a dining room and creates a flexible living space, a natural slate floor, with under-floor heating, runs through both rooms. The hand-painted bespoke kitchen was made locally by Hunt Kitchens and has granite work surfaces, Belfast sink, Rangemaster range with electric ovens and hob, fully integrated fridge freezer, Quooker boiling water tap and Bosch dishwasher. The adjacent utility room is fitted with the same units as the kitchen and provides useful extra storage space as well as a second Belfast sink and plumbing for appliances. The family room/dining room has a large picture window and French doors to the garden.

The principal bedroom comprises a spacious master suite with countryside views, vaulted ceiling, fitted wardrobes and an en-suite bathroom with double walk-in shower. The large guest/second bedroom also has built-in wardrobes and an en-suite shower room, two further double bedrooms and a family bathroom complete the first floor accommodation.

There is a very useful room above the garage which could have a variety of uses including as a home office, games room or storage.

Outside

Approached over a gravel driveway that leads from a shared tarmac entrance there is ample off-road parking leading to the double garage.

The west-facing garden is enclosed by a post and rail fence and is predominantly laid to lawn with a large stone paved terrace.
