Wonderful example of a traditional Essex barn with rural views and abundant scope for conversion

An exceptional traditional Essex barn situated in a peaceful rural setting overlooking the surrounding farmland with the coastline beyond. It offers abundant scope for conversion for uses such as residential, holiday accommodation, wedding venue or another commercial use.

There are proposals that if sold separately the barn will be granted a right of way between points D- E (see sale plan) and will therefore benefit from a more independent access.

The clear span timber frame appears in good condition and provides over 2,000 ft² of double height accommodation and is timber clad with lower walls of brick and concrete block lining the interior, to approx. 2m height, and a corrugated iron roof.

Adjacent to the barn is a covered cattle yard (2,813 sq²) which has the potential to be used in conjunction with the barn if converted. It is constructed of concrete frame under corrugated asbestos roof with concrete floor and incorporates cattle handling facilities and a feed passage.

Lying to the north of the barns is a 6½ acre level grass paddock providing scope for keeping horses or livestock, or extensive grounds and car parking.

This property has 7.79 acres of land.

Situation

The barn is located in a readily accessible part of the Essex coastline. The A12 provides dual carriage way connections to the national motorway network. There are regular mainline train services to London (Liverpool Street) from Colchester (50- 65 mins.) and Witham (40- 50 mins.). International air travel is available from Stansted Airport (40 miles) and Southend Airport (44 miles).

Local amenities are provided at West Mersea (2 miles) which has a primary school, a broad range of shops, restaurants and public houses as befitting a popular holiday location and excellent sailing facilities. Extensive commercial, retail and leisure amenities can be found in Colchester. There are a number of excellent schools in the vicinity.

Directions

Approach via the B1025 and once over the Strood (the causeway to the island) fork left towards East Mersea. After about 2 miles Meeting Lane is on the left. Proceed down Meeting Lane; after about 300m there is the farm gate, and the barn is located about 750 metres down the farm drive.
