Great project, amazing views

Springs Farm occupies a wonderful south facing setting with far reaching views over the surrounding Cotswold countryside. The house is Listed Grade II and is believed to date from the early 19th century. Now in need of complete renovation, the house has consent (ref P22/04559/LB dated 21/10/22) for alterations to create a well-balanced family house, with a large kitchen/breakfast room at its centre. There are two further reception rooms and an intriguing vaulted cinema/playroom on the lower ground floor. The approved plans show four bedrooms and two bathrooms. The western side of the house is approached via a courtyard with a number of useful rooms leading off and consent to form a good sized utility and separate WC. To the west of the house is a charming period barn and former dovecote. This has consent for conversion to useful ancillary accommodation. The accommodation will have a huge open plan living space and two bedroom suites. There is a double garage at one end.

Outside

Springs Farm is set back from the lane behind a small garden with wrought iron fencing. The main garden is walled and lies to the rear of the house.

Situation

Middledown occupies a peaceful rural location, tucked away down a small country lane at the southern end of the Cotswolds. Marshfield is about 1½ miles. This charming small town has a pub, shop, primary school and surgery. The main regional centres are Bath (9 miles) and Bristol (16 miles). Communications are excellent, with Junction 18 of the M4 being 3 miles to the north and Chippenham Station is about 10 miles, from which London Paddington is just over an hour. Many local sports opportunities including many equestrian events. Bath and Bristol are noted for their excellent schools – the former having Kingswood, the Royal High and Monkton Combe.

Directions

From Junction 18 of the M4 take the A46 towards Bath. After about 1.5 miles, pass Dyrham Park on your right. Take the next turning on the left into Middledown Lane. Springs Farm will be found on the left after just under a mile.
