Morefield Estate The estate extends to approximately 4,648.91 acres (1,881.35 Ha) of land plus an attractive house, all of which lies to the north and east of the main public road between Ullapool and the village of Ardmair.

The land lies from nearly sea level, close to Loch Kanaird to approximately 298m at the summit of Creag na-h-Iolaire. The estate includes a number of attractive hill lochs with the largest being Loch Dubh which is situated towards the north western boundary of the subjects. These hill lochs provide a good amount of amenity and sporting interest.

The upper part of the estate provides far reaching views to the west, to the magnificent Summer Isles and to iconic mountains such as Stac Pollaidh.

The majority of estate is subject to crofting common grazing rights. The common grazings are the Ardmair, Rhue, Strathain and Glutton grazings. House Located approximately 0.75 miles up a private access road from the A835, the house comprises a very comfortable residence to complement the landholding. Of traditional stone and slate construction, the house has been extended from the original cottage to provide the current accommodation. Sporting and Amenity Morefield Estate provides some good stalking for red deer, both stags and hinds. There are no formal records however a number of stags and hinds are taken annually.

The wooded area to the east of the house provides a good habitat for migratory woodcock which could provide some walked up shooting along with other moorland and woodland fringe areas. There would be scope to release small numbers of pheasants and or partridges in the woodland area to provide a varied bag during walked up shooting.

There are 8 named hill lochs comprising approximately 298 acres which have considerable amenity and have excellent trout fishing opportunities. There is an agreement with the local angling association in respect of fishing licenses.

A 15kw wind turbine is located just to the south west of the house and provides energy to the house.

There is a 5kw array of solar panels which provides energy to the house. A ground source heat pump provides the energy for the partial under floor heating on the ground floor of the house.

Commercial Lets There is a recycling centre close to the south west of the estate and accessed via the A835. There is no lease in place and the passing rent is £1,850 to the landlord and £1,850 to the common graziers.

Situation

Morefield estate is located approximately 2½ miles to the north of the coastal village of Ullapool, adjacent to the A835 public road.

Ullapool is an attractive west coast village and is where the passenger ferry departs to Stornoway on the Outer Hebridean Island of Lewis. The town has a good range of restaurants and hospitality establishments, plus retail and primary and secondary schools.

Inverness, the capital city of the Highlands, lies approximately 60 miles to the south east of Morefield Estate. Inverness has a full range of retail, educational, leisure and commerce facilities together with a mainline railway station and an airport with flights to a wide range of UK destinations (including London Heathrow) and a limited number of European destinations (including Amsterdam).
