Location The village of Munlochy, on the picturesque Black Isle, is a popular rural village with a range of amenities and services. Description The site measures some 1.96ha (4.84acres) and has a gradual fall from the north to the south. The site is bordered to the north west by residential development; to the south/south west by established woodland; to the east by Station Brae and residential development. Vehicular access is taken from the north, via Hill Park Brae.
Planning Highland Council has granted Full Planning Permission (Ref: 06/00201/FULRC) for 41 house plots, road layout and drainage subject to conditions (no s75 Agreement a contribution towards the formation of a safe route to school has been agreed and paid to the Council). This permission has been confirmed by the Council as having been implemented.
Pat Munro Homes secured Full Planning Permission (Ref: 15/04394/FUL) for the erection of 20 houses subject to conditions (no s75 Agreement) pursuant to the above implemented consent which has now been completed. This leaves 21 homes remaining from the parent consent, a layout has been prepared showing 23 homes can be accommodated on the remaining ground whilst complying with the Councils guidance.

Works undertaken to date The road through the site has been formed to sub base level; the SUDs detention basin, and surface water pipe have been sized for the whole development, has been installed, and an agreement with Highland Council entered in to in respect of future maintenance of the detention basin and outfall pipe.
