The Old Farmhouse, dating back to about 1720, is a substantial Grade II listed Georgian farmhouse, which retains many original features. The ground floor has a traditional layout with a long corridor running the length of the house with very generous reception rooms leading off on either side. The drawing room is dual aspect with two open fireplaces and a set of French doors leading out to a very pretty formal garden area. The sitting room has a fantastic exposed brick inglenook fireplace which houses a large wood burning stove. The traditional farmhouse kitchen/breakfast room is sizeable and has a large central island with raised wooden chopping board and granite section, as well as a cream Aga. Also of note is the pretty conservatory found at the end of the corridor which has wonderful views over the garden and the countryside beyond. From the hallway, stairs rise to the first floor where there is a landing at the front of the house, and two large double bedrooms. From the top of the stairs, a split corridor leads towards the back of the house where the other bedrooms and two family bathrooms can be found. The main bedroom and bedroom two both have fabulous views over the valley. There is also a second staircase at this end of the house which leads you back down to the ground floor just behind the kitchen. In addition there are three good size attic rooms on the second floor which can be accessed via a staircase in bedroom three.

This property has 0.9 acres of land.

Outside

The house is approached over a gravel driveway up to the front of the property where there is ample parking for cars, as well as an open bay triple garage in green oak. The gardens are mainly laid to lawn with mature trees and shrubs, as well as some fruit trees, on the boundaries. On one side of the house leading out from the drawing room is a pretty formal garden planted with lavender and roses and a seating area taking advantage of the rural views. On the other side of the house leading out from the kitchen/breakfast room is a partially walled terrace which is sheltered and secluded and here there is access to the outbuildings and potting shed. These outbuildings have power and a working open fireplace and could easily be set up as an additional entertaining/leisure area. This elevation and the front of the house have a beautiful old wisteria growing and a small stream runs at the end of the garden.

Situation

The Old Farmhouse lies on the edge of the popular village of Aldermaston; a thriving village with a strong community and an excellent range of local facilities including a village store, a wellregarded primary school, The Hinds Head pub, hotel and restaurant and a hairdresser. There is also a train station serving London, Paddington within the hour. The nearby villages of Theale and Mortimer have a more comprehensive range of day to day facilities. The larger centres of Reading, Newbury and Basingstoke provide a full range of amenities. The M4 (J12) is six miles away and provides access to the West Country, London and its airports. The range of schooling available in the area, both state and private, is second to none, with The Cedars School in the village rated Ofsted Oustanding. Of particular note in the area are Elstree Preparatory School, Bradfield College, Pangbourne College, Downe House and St Andrews Preparatory School. The surrounding countryside is renowned for its beautiful walks and rides.

Directions

From the M4 junction 12, take the A4 signposted to Newbury. Continue on this road for about 3 miles. At the roundabout, turn left signed to Aldermaston onto the A340 and follow the road into the village. Keep on the A340 bearing round to the right and up the hill. The entrance to The Old Farmhouse is the fourth on the right after the Village Hall.
