Parkside House is an attractive and stylish detached family home, with four bedrooms that is beautifully presented throughout, featuring charming décor and contemporary fittings.

On the ground floor there is a well-proportioned drawing room, with a dual aspect, wooden flooring and a fireplace fitted with a wood burning stove. French doors open onto the south-facing gardens. The dining room, kitchen and breakfast room are combined in a light and airy open-plan layout, with porcelain floor tiles and sleek, modern kitchen units in white, as well as granite worktops. There is also a breakfast bar and built-in appliances, including an induction hob with an extractor fan, an integrated double oven and microwave.

Upstairs there are four double bedrooms, two of which have fitted storage. The generous principal bedroom has a large en-suite bathroom, with dual washbasins and a separate shower unit. There is also a family bathroom and a separate WC.

On the second floor, in a converted loft space, there is a useful office space, which could be used as a fifth bedroom if required.

To the front of the property there is a block-paved driveway, providing plenty of parking space for several vehicles or for adding a garage subject to the local planning commission. To the rear, the south-facing gardens have a large area of paved terracing, manageable areas of lawn and raised beds featuring an array of colourful plants and shrubs. There is also a second raised area of lawn, surrounded by border beds and shaded by mature trees and a stone built storage shed.

The property is located in the small village of Spofforth, five miles from the historic and popular spa town of Harrogate and two and a half miles from Wetherby. Spofforth has a village shop, a local pub and a primary school, while further amenities, including a range of shops, supermarkets, restaurants and cafés and schools can be found in Wetherby. Harrogate is known for its wealth of fine Georgian and Victorian architecture, and also has excellent shopping, leisure and cultural facilities, plus a number of supermarkets, and a choice of superb schools – both state and independent.

The area is well connected by road, with the A1(M) less than five miles from the property, offering easy access to the north and south, while Harrogate mainline station offers direct services to London Kings Cross in three hours.

With Strutt & Parker’s Harrogate office on your left, head along Prince’s Square and turn left onto Victoria Avenue. At the traffic lights, turn right onto Station Parade and then at the next junction, turn left onto York Place (A6040). After three quarters of a mile, at the roundabout, take the third exit onto Wetherby Road (A661), and continue on the A661 for just less than five miles, into Spofforth. At the roundabout, take the first exit onto the High Street and after a quarter of a mile, just after the turning for Station Court, take the entrance on your right, and this lane will lead to the house.
