Malmains Cottage is a particularly pretty Kentish cottage. Dating from the 17th century the house is typical of the Kentish vernacular architecture. The current owners have sensitively extended the cottage to provide almost 2 000 sq ft of attractive accommodation. The property has a wealth of character including exposed beams and inglenook fireplaces.
The principal door, to the rear, is approached over a small bridge and enters into a glazed vestibule. Immediately to the right is the dining room a bright double aspect room, light-filled and with exposed beams and a commanding inglenook fireplace. Beyond is the elegant drawing room with dual aspect views, a fireplace and built-in.
The kitchen/breakfast room, to the left of the main door has been beautifully fitted with custom built and painted/oak cupboards with extensive granite and wooden work surfaces over; an Aga sits at one end of the room within a brick and tiled fireplace. There is ample space for a large dining table for informal entertaining.
On the first floor, the full height principal bedroom offers built-in storage, exposed beams, an open fireplace and an en suite dressing room and bathroom with a roll top bath. An additional dressing room offers further useful dressing or storage space. The two remaining bedrooms are both well-proportioned and there is a family bathroom with bath and shower.
This property has 0.85 acres of land.
The gardens and grounds are an outstanding feature of the house. Approached off a quiet country lane there is ample parking in front of the garage.
A stone pathway, following the brook, winds its way to the principal door over a series of bridges. Skilfully and beautifully landscaped with local stone the area is planted to give year round colour. Steps lead up to the main area of lawn. From here pathways lead into the dappled woodland, carpeted in Spring with bluebells and other woodland plants.
The useful barn incorporates a double garage, a garden and log store. An external staircase leads to a large first floor office/games room. At the front of the cottage, a garden path leads through clipped hedging to the front entrance.
Pluckley village offers a good range of day-to-day amenities including popular village shops, a public house and school. Nearby Ashford offers a wide range of shopping, recreational and educational facilities including grammar schools, while Ashford International provides High Speed rail services to London St Pancras (from 36 minutes). The area has good access to the Continent.
