Located in one of Edinburghs most sought after areas, Blackhall, this property is set in such a peaceful location, within walking distance of transport & shops.
10 Queens Road is a contemporary stylish property, from its attractive front door to the tiled vestibule. A glazed door leads to the large bright welcoming living space with a feature column and extensive glazed sliding doors accessing the deck and garden. A hall accesses the spacious walk in shower room, deep store and into the utility room. The utility is bright with light flooding down from the Velux skylight, it has further storage and houses the boiler, washing machine and separate dryer. The kitchen is fully equipped and can be accessed from both the utility and sitting rooms. This space can take a dining set and itself has large impressive sliding glazed doors leading to the deck and garden.
The living space is truly impressive, particularly when both sets of sliding doors are open, allowing a feeling of bringing the outside in.
From the living space access can be gained to two of the three bedrooms, both double in size with attractive fitted wardrobes and additional one of them has the added bonus of a deep under stair cupboard with light. There is a handy room off the living space ideal for a study. A small hall leads to a WC and stairs up to the third of the three bedrooms and ensuite bathroom. This room has spacious floor space adequate for a double bed with coombed ceilings, a recessed area for a dressing or sitting space and also access to the attic.
This property has been carefully thought out in its design with generous room proportions and ease of access throughout the property. It has a good level of specification, with quality kitchen, wooden floors to the living spaces and tiling to the wet areas.

Garden & Garage
Externally, the property benefits from both a garden to the front and rear. The front allows for disabled access and is easily maintained with partial paving and some attractive planters and beds. A hedge shelters the front garden from the street which is access via a gate or gated driveway leading to the single garage. The garage benefits from remote control door and also gives access to the rear. The rear garden is extensive and faces south west to be enjoyed from a large extensive deck accessed by attractive sliding doors from both the sitting room and kitchen. The deck leads on to a lawn with hedging on all sides.
