A pretty village house

The School House is a charming Edwardian property built of Cotswold stone and set in an elevated position with stunning views of the surrounding countryside. A path leads through the garden to the front door, which opens into the entrance hall with under-stair storage. Off the hall is the sitting-room, with fireplace and log-burning stove, and the kitchen/breakfast room, which is fitted with an oil-fired Aga, extensive floor and wall-mounted kitchen units (including electric cooker) and a stable door to the terrace and garden. Another room leading off the entrance hall is currently used as a double bedroom, and adjacent to this is the utility room with WC, basin and shower. From the hall, stairs rise to a landing, off which are 3 bedrooms and the family bathroom. All the upstairs bedrooms have built-in cupboards.

Outside

The School House stands in a delightful predominantly lawned garden which contains a number of mature trees and shrubs, wellstocked borders and a secluded raised bed suitable for vegetable growing. To the side of the house is a paved terrace ideal for alfresco dining and a timber-framed external study/office with power, landline and WiFi connections.

Situation

The School House is situated in the picturesque village of Salford, 2 miles from Chipping Norton with its variety of shops and cafes and its active theatre. More comprehensive amenities are available in Oxford, Cheltenham and Stratford. The property is also well located for Daylesford Farm Shop and Soho Farmhouse and for country walks straight from the door. Communication links are excellent with a regular train service from Kingham to Oxford and London Paddington taking 21 and 80 minutes respectively. Salford is in the school catchment area for a number of primary schools including Kingham.

Directions

From Chipping Norton take the A44 towards Moreton-in-Marsh. On entering Salford turn right at the first opportunity and carry on straight ahead, leaving the Village Hall and ‘Cooks Lane’ to the left. Follow the road, turning sharp left opposite ‘Village Farm House’ and carry straight on, leaving ‘Orchard Close’ to the right. Towards the top of the slight hill is a gravel layby on the left and a sign saying ‘The School House’. Park here and go up the steps.
