Orchard Creek is an attractive waterside home with its own mooring dock and stunning waterside views. The house offers light-filled spacious and well-presented accommodation arranged over two floors, with the emphasis in most rooms directed towards the outlook. The property also has great potential to be enhanced and extended (subject to the usual consents) giving a prospective purchaser an ideal opportunity to create a spectacular family or holiday home in a truly stunning location.
The ground floor flows from a large and welcoming reception hall and comprises a spacious and bright sitting room overlooking the estuary with timber framed sliding doors opening to the garden. There is also a dining room with sliding patio doors to the side aspect, and a large private study. The kitchen and breakfast room presents solid timber units and space for a good sized dining table and there are large windows overlooking the garden that floods the room with natural light. The ground floor accommodation is complemented by a fitted utility room and a useful shower room, perfect for those coming straight off the water.
On the first floor, the expansive principal bedroom occupies the entire east wing of the house and features a large balcony with outstanding views, a walk through dressing room and a full size en suite bathroom with separate walk in shower. There are also two further good sized bedrooms and a well appointed family bathroom.
Set within a secluded close of just four houses, the property has a generous driveway providing ample parking and leading to the double garage, which makes the perfect boathouse and sail loft. The front garden is predominantly laid to lawn but encompasses a vegetable garden and greenhouse. To the rear, the property has a large garden laid to level lawn which backs onto the estuary. A patio area adjacent to the house provides the ideal spot for outdoor entertaining and al fresco dining. At the end of the garden there is a private dock, perfect for shallow draft vessels and an adjacent shared slipway for launching a dinghy to get out to the moorings. The property benefits from first refusal on the swinging mooring opposite the dock which is currently paid up to March 2021. Deep water moorings are available through the Chichester Harbour conservancy (subject to availability).
Orchard Creek is situated at the south-eastern end of Haying Island, close to the mouth of Chichester harbour and conveniently placed for direct access to the open sea.
Being a stone's throw from Mengham Rythe sailing club the property is ideal for those with a passion for the water. Sandy Point beach and Hayling Island Sailing Club, an RYA Centre of Excellence and Olympic training centre are close by, as is Sparkes Marina. Hayling Island has always been a popular location for water enthusiasts, the sport of windsurfing is believed to have originated here some 50 years ago. There are about 3 miles of seafront beaches, 3 of which have been awarded the Blue Flag for water and coastal quality, safety and facilities.
Chichester harbour is an area of Outstanding Natural Beauty and a paradise for sailors, water sports enthusiasts, walking and bird watching. It remains one of the few undeveloped coastal areas in Southern England. Nearby are tennis courts and, to the west, the true links Hayling Island Golf club. The 4-mile-long Hayling Billy coastal path has two tracks, offering different surfaces for horse riders and pedestrians and cyclists. The path runs along the western coast of most of the island and offers some stunning views of Langstone Harbour. There is an excellent range of local shopping on the island with more comprehensive facilities available in Havant and further afield, in Portsmouth and Chichester. The nearby popular village of Emsworth has an interesting variety of shops and an excellent choice of restaurants.
There are good schools for all age groups in the area, churches of various denominations and many social and recreational facilities.
