A wonderful Edwardian country house, redesigned for the 21st Century

Willow Wood has been comprehensively updated, extended and re-equipped throughout and now offers exceptional family accommodation in a much sought-after location, convenient for the seaside, countryside, and access to London, as well as the popular town of Hythe.

The original substantial and solidly constructed family house was built in 1932, by well respected local builders Jenners, for Lord Radnor’s Estate Manager. The property offers excellent accommodation having many of the original features expected of a property of this era and well proportioned, bright rooms. The house is positioned within enchanting woodland gardens which have been extensively restored.

The day-to-day entrance is from the generous parking area, where a wide front door opens into a hallway/boot room. The boiler room, garages and a shower room are found here.

The hallway leads to a large kitchen/family/dining room, created in consultation with Guy Holloway Architects, with well-considered seating, dining and cooking areas, along with discrete storage etc. A bookcase-lined study adjoins.

To the front of the house are the main reception rooms, the drawing room having a wood-burning stove, and the sitting room being well laid out with a similar stove and space for the latest TV equipment. A playroom and a reading room are found alongside together with a guest cloakroom.

On the first floor are two generous bedroom suites, with en suite facilities fitted to a high standard using Catchpole and Rye and Fired Earth fittings. There are four further bedrooms, a family bathroom and shower room.

The house is wired throughout with Cat-5 cabling to support modern entertainment systems, and also boasts a ‘hard-wired’ wifi network. Two bedrooms also benefit from full external air-conditioning.

This property has 3.7 acres of land.

Outside

Willow Wood is approached via a sweeping (recently re-laid) drive which arrives at a parking area to the front of the garage.

The gardens are an outstanding feature of the property and surround the house, with a generous paddock set to one side. There are beautiful woodland gardens to the side and front, through which are a network of paths. These have been carefully restored by the current owner, with new areas of lawn created, and the tennis lawn ready for reinstatement for its original purpose, if desired.

Behind the house are a modern Hartley Botanic greenhouse and original 1930s potting shed. Water and power are run to both outbuildings. The garden is well planted with established rhododendron, magnolia, camellia, silver birch and oak trees, and mature beech hedging to one of the boundaries. A lovely feature of the garden is the dell with a pond to the front of the house, which creates a delightful setting.

Planning permission was granted in 2012 for the erection of a single storey rear extension to provide an indoor swimming pool, under reference Y12/0900/SH. This has now lapsed.

Situation

Willow Wood is situated in undulating countryside about 1.5 miles from Hythe and 2 miles from the Kent coast. A range of leisure, educational and shopping facilities can be found in Hythe, with more comprehensive amenities being available in Ashford. Schooling in both the state and private sectors are well provided for in both Ashford and Canterbury.

Road and rail communications in the area include the M20 (Junction 11), which provides access to cross-Channel services from the Port of Dover, the Eurotunnel Terminal at Cheriton and Ashford international. There is a station at Sandling (London St Pancras from 55 minutes), and from Ashford International the High Speed service to St Pancras takes from 36 minutes.

Directions

From the M20: Exit at Junction 11 towards Hythe. Continue on this road, crossing over the railway bridge and at the first roundabout turn left. Continue along this road and at the top of the hill turn right (signposted to Saltwood). Proceed along this road passing Sandling station, continue on this road and the entrance drive to Willow Wood will be found on the left-hand side, shortly after the road bends sharply round to the left.
