Newlands is a charming Grade II listed Sussex farmhouse, which is understood to date from the 17th Century with later additions. The house provides bright, well-arranged and interesting accommodation over three floors with a wealth of period detail.

Features include exposed honey coloured timbers, some beautiful wooden floors and inglenook fireplaces in both the drawing room and sitting room. The sitting room and dining room are partly open plan providing a lovely social space. From both the dining room and drawing room double doors give access to the garden. The 25'8" kitchen/breakfast room is fitted with an attractive range of light wooden fronted units and includes an Aga. To one end there is a breakfast area with a glazed door giving further access to the garden.

Arranged over the first and second floors is a spacious principal suite comprising bedroom and bathroom, a guest bedroom, three further bedrooms and a family shower room. Outbuilding/Home Office/Proposed Two Bedroom Secondary Cottage Lying a short distance to the south of the house is a substantial brick and tile outbuilding currently providing a garage/workshop, home office, kitchenette, store room and cloakroom.

Listed Building Consent was granted by Wealden District Council on the 11th January 2019 under reference WD/2018/2373/LB for the extension and alteration of the existing ancillary outbuilding within the curtilage of the existing dwelling. Copies of the plans can be found on www.wealden.gov.uk. Prospective purchasers are advised that they should make their own enquiries of Wealden District Council. The proposed plans allow for an entrance porch, a beautiful large open plan living room/dining room/kitchen, a principal suite comprising bedroom and bathroom and a guest bedroom with an adjacent shower room.
