About 6 acres
Shelvin House is a fantastically bright and extremely comfortable house. It was thoughtfully created about six years ago to accommodate the day-to-day activity of a busy family. The design brief was to allow as much natural light as possible into the house. This is achieved via numerous full height windows and internal glazed doors and walls which enhance views of the surrounding countryside and garden.
The house is stylish and contemporary in its design, which was heavily influenced by the appealing architecture of the American Arts and Craft movement. It offers both open plan and more contained living, allowing large gatherings or peace and privacy away from the main living areas. The kitchen/family room is the hub of the house. It is a fabulous space with an excellent kitchen as well as ample space for a dining table and sitting area adjacent to a wood burning stove. The sitting room is generous enough for large scale entertaining and adjoins the orangery. These rooms can be used as separate entities or combined as one large, free-flowing space which continues through to the hall by the clever use of folding glazed walls/doors. Beyond is the extensive deck, which is a sun trap and enjoys the best views. The hall provides a vaulted, atrium-style entrance and together these rooms combine to offer the most fantastic entertaining area.
To the west end of the house are a music room and study. Adjacent are a large utility room and a shower room. The layout here has been designed with flexibility in mind, to provide for a separate annexe if desired. In the meantime these rooms work seamlessly within the main house.
On the first floor all of the five bedrooms are en-suite. The master bedroom is a particularly bright, triple aspect room with fabulous far-reaching views. It has French doors opening to a Juliette balcony. The bedrooms are all arranged off a wide and light landing, galleried above the hall, and have built-in wardrobes.
A gymnasium on the lower ground floor is approached from the hall. Accessed externally is a large and secure store room.
This property has 6 acres of land.
A particular feature of the house is the many doors which lead out to a vast, decked terrace stretching across the back of the house. This adjoins the extensive York stone terrace approached from the kitchen. From both wonderful views are enjoyed over the gardens to the countryside beyond.
The garden has been carefully designed and arranged around a large pond, which could easily be fenced off by a purchaser with a young family. The careful planting includes a variety of rare specimen trees and has been designed for ease of maintenance. Beyond, the garden gives way to paddocks which would lend themselves well to equestrian use. The 6 acres included with the property surround the house and secure the boundaries, creating a private and secure outlook.
Set on a little used country lane, Shelvin House is readily accessible from Canterbury via the A2, and Folkestone via the A260. Denton is close by and has a well-regarded public house; Barham has a sought after primary school and the Country Club at Broome Park is popular for golf and other sports.
There are excellent road and rail links close by. The A2/M2 can be joined at Barham and links with the remaining southern motorway systems, Heathrow and Gatwick airports. Canterburys two mainline stations offer a variety of commuter and stopping services to London, with the High Speed service to London St Pancras taking just under an hour from Canterbury West. A stopping service to Victoria is available at Adisham. The area has good access to the Continent.
From Canterbury, leave on the A2 southbound. Exit the A2 beyond Barham onto the A260 (signposted to Folkestone). Remain on this road, passing the entrance to Broome Park; descend a hill and as you begin to rise the other side, turn left into Shelvin Lane. Shelvin House is found on the left after about a mile, shortly beyond a left hand turn.
