A semi-detached, shoreside home with boat house and tennis court, offering flexible accommodation and potential to improve, in an enviable coastal setting.

A glazed porch to the side of the house leads to a welcoming hall, which links the ground floor accommodation.

To the front, the triple aspect dining room, with south facing bay windows, provides an ideal space for formal dining and entertaining, while a further dual aspect reception room has views to the front and rear as well as a large open fireplace.

To the rear the kitchen/breakfast room, with separate utility room and pantry, has a wonderful view along the length of the garden to the sea. The kitchen is fitted with countrystyle oak units , an integral oven and hob, as well as a gas-fired Aga.

On the first and second floors there are five bedrooms of varying sizes to accommodate family and guests, three of which have basins, as well as a family bathroom with bath and shower and a separate WC.

This property has 0.6 acres of land.

Norseland is set well back from the road, beyond the tennis court, on a long plot with a private driveway providing off-road parking and access to a large detached garage.

The gardens are a particular feature of the property and include an ornamental pond and a wealth of established shrubs. To the rear an expanse of open lawn leads down to the waterfront with a terrace to enjoy outside dining and relaxation. There is a greenhouse, a vegetable garden and a number of mature trees framing the view to the sea. By the shore, there is a large workshop/boat store as well as a boat house and jetty, all ideal for watersports fans.

Hayling Island provides a good mix of activities and natural beauty surrounded by the Langstone and Chichester Harbours and The Solent, all providing excellent sailing straight from the bottom of the garden. The island has always been a particularly popular location for water enthusiasts; indeed the sport of windsurfing is believed to have originated here some 50 years ago. There are about 3 miles of seafront beaches, 3 of which have been awarded the Blue Flag for water and coastal quality, safety and facilities.

Facilities on Hayling Island include tennis courts and the ‘true links’ Hayling Island Golf club. The 4 mile long ‘Hayling Billy’ coastal path has two tracks, offering different surfaces for horse riders on one side and pedestrians and cyclists on the other. The path runs along the western coast of most of the island and offers some stunning views of Langstone Harbour.

Train services to Waterloo and Victoria run regularly from Havant, while the M27 and the A3 are within easy access and provide links to the national motorway network.

Exit from the A27 at the junction for Havant/ Langstone & Hayling Island and follow the A3023 across the road bridge. Continue for 2.4 miles onto the island, then turn right onto West Lane and follow the road to its end, turn right onto Station Road and follow the road as it becomes Sinah Lane. No. 38 is on the right shortly after North Shore Road.
