A charming period village house with off-street parking, garden, and planning permission to extend

Sheilings Cottage is a charming period house with versatile accommodation and great scope to enlarge. The house is well presented and benefits from well-proportioned rooms with plenty of natural light and many of the original features still in place. The front door opens into a delightful reception hall/dining room, which in turn leads through to a charming sitting room with a big bay window and attractive open fireplace, and a useful study area with a wall of fitted bookshelves. The rear hall leads through to a good-sized ground-floor bedroom with a large en suite shower room, and this bedroom also works equally well as a playroom/family room. The kitchen is fitted with a range of painted wooden cabinets and has a lovely aspect across the garden through the glazed lobby/boot room which provides excellent storage space and links the house with the utility/laundry room. Upstairs there are three good-sized bedrooms and a family bathroom. Planning permission has been granted to extend the property at the rear and alter the internal layout to create a fantastic kitchen/dining/living area, and an additional bedroom and bathroom upstairs. Planning Ref: 20/00781 HOUSE Interested parties are requested to make their own enquiries of the local planning authority. There is a delightful garden at the rear of the property, with a large area of lawn edged with mature shrubs, a row of beautiful box hedge balls and a big herbaceous border. A gravel path leads up to a smart home office which is fitted with an electric wood burning stove. There is also a very useful garden store, as well as a workshop and log store. There is off-street parking for two vehicles at the front of the property. Sheilings Cottage is situated in a wonderfully convenient location in the middle of Kintbury, close to all the fantastic village amenities that Kintbury has to offer. There is a thriving local community and facilities include a village shop, baker, doctors' surgery, primary school, popular gastro-pub and sports and leisure centre. There is also a station providing a direct train service into London Paddington. Nearby Hungerford offers excellent further facilities including a Tesco's supermarket, and there is a good choice of cafes, pubs and shops in both Hungerford and Marlborough. Newbury caters for most other everyday needs, and also offers a good choice of leisure activities including racing at Newbury racecourse, several nearby golf courses and the Watermill Theatre. Road and rail connections are very good, with easy access to the A34 and M4 linking with London and the West Country, and excellent commuting options by train from Kintbury. There is a wide range of highly-regarded schools in the area including Kintbury St Mary's Primary School in the village itself, St Katharine's Savernake, Cheam, Elstree, Horris Hill, Bradfield College, Downe House, St Gabriel's and Marlborough College.
