White Owl Barn is a stunning and substantial barn conversion in a wonderfully secluded and private location which has been converted to a high standard by the current owners, with work finishing in 2009. There is underfloor heating everywhere, including the first floor, double glazing throughout and a high level of insulation. The barn is of brick elevations and the roof has been entirely re-tiled, there is flexible accommodation and wonderfully light and airy rooms.

The main body of the barn, whilst being fully converted to a high standard, has been left open to form an impressive grand exhibition hall (which may be used to display art or as a venue for music and weddings) with exposed brickwork and the stunning roof timbers being left exposed. Travertine flooring can be found within the main barn and there are full height windows, where the original barn doors would have been, which open out on to the driveway, labyrinth and walled garden beyond. The entire ground floor is all on one level, no steps at all, making it wheelchair friendly.

From the reception hall is the bedroom wing which also has a separate external access. Via an adjustable glazed door and screen is the central hall leading to the utility and cloakroomand also the library which is south-east facing and has a full height sliding door which recesses into the wall. White Owl Barn has a fantastic drawing room which has a vaulted ceiling with exposed beams and a completely glazed south eastern side with sliding door, oak flooring and an open fire with stone hearth and surround. There are superb views over the garden and extensive lawns. At the end of the property is a study which is quietly tucked away. The kitchen/breakfast/morning room is a superb space ideal for modern family living with an open plan layout including a seating area with a central wood burning stove and full height sliding door to the south-east facing terrace. This door also recesses in to the wall creating a seamless link between inside and outside, with oak flooring. The kitchen part of the room has a large island with a granite worktop and a combination of granite and wooden work surfaces, a large range cooker and a dining area. Travertine flooring, a vaulted ceiling and a separate stable door to the outside. There is direct access into the dining room which is of generous proportions and has a south-west facing aspect again with full height sliding door, a vaulted ceiling and exposed beams.

Accessed via twin staircases from opposite sides of the grand exhibition hall is a mezzanine/gallery area which commands a wonderful view of the main hall. This in turn gives access to the principal bedroom suite, in the old hayloft, which has fantastic views over the gardens and grounds with full height sliding door and a balcony. There is a well finished bathroom and built-in wardrobes in the dressing room which could also be used as an infant’s bedroom.

This property has 14.6 acres of land.

White Owl Barn is approached via a publicly maintained roadway which then turns into a gravel driveway which sweeps through the grounds and leads to a generous turning and parking area adjacent to the Barn which also gives access to the double garage. Adjacent to the garage is the garden store. Within the garage and high above the front door are owl boxes which, from time to time provide shelter and breeding space for the iconic barn owls. Accessed from the grand exhibition hall is a bespoke labyrinth which is a replica of the labyrinth in the Chartres Cathedral in France which dates from the 13th Century. Pilgrims would complete their journey on their knees in penance navigating the stone labyrinth. This is an extremely interesting feature of the walled garden. There are a number of fine roses trained up the walls and trellising and additional flower beds and herbaceous borders.

There is a wrap-around terrace on the south and south-eastern side of the barn with wonderful views over the vast expanse of lawn which is interspersed with a mixture of broadleaf and coniferous trees including some fine specimens and of particular note is the oak tree adjacent to the Barn. White Owl Barn has expanses of currently partially fenced paddocks which have been cut for hay in the past, all of which are bordered by woodland which adds to the seclusion and privacy. On the extreme eastern side of the property is a concrete pad which would be ideal as a base for stabling or an agricultural building if required. To the southeast of the Barn is a pond which helps to attract a plethora of wildlife to this haven.
