A spacious semi detached house, with superb far reaching views over the surrounding countryside to the South Downs.

2 Stonery Farm Cottages is a delightful country cottage providing well-arranged and light accommodation of some 1,452 sq ft with some lovely southerly views over the surrounding countryside towards the South Downs.

There are three comfortable reception rooms on the ground floor, including the 19'6" sitting room with its triple aspect including French doors opening onto the rear garden. The room is flooded with plenty of natural light and features an open fireplace. There is also a generous dining room and study. To the rear of the house and overlooking the sheltered courtyard is the kitchen which is fitted with an attractive range of units. A cloakroom and a rear lobby complete the accommodation on the ground floor.

On the first floor there are four bedrooms, including a large principal bedroom. There is both a family bathroom, and a shower room. As with the ground floor, there are also some lovely elevated rural views. There is an extensive lined and insulated roof space.

To the front of the property, double five-bar wooden gates open onto the property's private entrance drive which leads to the house and the detached double garage, providing plenty of parking. The front garden is enclosed in part by post and rail fencing and is laid to lawn. Immediately adjacent to the rear of the house is a lovely sheltered paved seating area with an electrically operated awning.

From the seating area a short flight of steps leads up to the lawned garden which is bordered by various well-stocked beds and to one end, there is a further paved seating area with a vine clad pergola. To one side of the lawn there is a Crane's garden shed with power, adjacent to which is the substantial brick and tile double garage. To the front and rear, the property affords wonderful views across the surrounding fields and rolling countryside.

2 Stonery Farm Cottages is situated in a rural position about 0.75 mile to the north east of the village of Berwick with its garage, public house and mainline train station which provides a service to London (London Victoria about 1 hour 20 minutes). The picturesque village of Alfriston is about 2.5 miles, providing a range of shops, restaurants and public houses. The regional centres in the area, Lewes and Eastbourne are approximately 7.5 and 9 miles respectively. The nearby South Downs National Park provides wonderful walking and riding country.

Travelling east on the A27 from Lewes, upon reaching the Drusillas roundabout, take the first exit on the left signposted to Berwick Station (Station Road). Continue along Station Road and immediately before reaching the village of Berwick at the small crossroads, turn left into Common Lane. Proceed along Common Lane for 0.5 mile and 2 Stonery Farm Cottages will be found on the right.
