Country house and cottage set in 8.5 acres

Stourton Lodge is a beautifully presented and recently renovated country house dating from the early 20th century and comprises the major portion of a traditional farmstead. Originally converted in the 1980s, the property has been renovated to a high standard with an excellent balance of accommodation arranged on three floors, together with an attached two bedroom, spacious cottage, suitable for a dependent relative or to generate an income. Approached off a country lane, the drive leads to a parking area in front of the property from where a path leads to a large entrance porch. The generous ground floor accommodation flows well with interlinking light and airy reception rooms - all overlooking and opening into the delightful walled garden. Stourton Lodge lends itself to both family life and to entertaining. From the porch a door opens into a dining hall from where a door opens into the well-proportioned drawing room with a bio-fuel fireplace. From the dining hall steps drop down into a newly fitted kitchen/breakfast room with Everhot stove and a breakfast/study area with French doors onto a small courtyard. Off the kitchen is a utility area adjacent to which is a sitting room and a short passage leading through to a playroom/bedroom 6, with an en suite shower room. The walled garden is accessed from the dining hall, drawing room, sitting room and playroom by French doors. From the dining hall, stairs rise to a landing off which is the master bedroom with dressing area and en suite. On this floor there are three further bedrooms, a shower room and a family bathroom. Stairs lead from the landing to the second floor and bedroom 5 and a studio/ storage room.

This property has 8.5 acres of land.

Stourton Lodge stands in approximately 8.3 acres of gardens, grounds and a paddock. Immediately to the south of the house and accessed from all the reception rooms is the charming walled garden, predominantly lawned and with a large terrace for summer dining. To the north of the house the majority of the gardens are lawned and divided by hedgerows and gravelled paths. Within the garden is an orchard which contains a wide variety of specimen trees. From the entrance, a gravelled drive leads around to the north and on to a triple car port and store, adjacent to which is a timber-clad studio with water and power connected. This leads on to the stable block with three loose boxes, tack and feed room. Behind the stables is the paddock which extends to just over 6 acres. A neighbouring landowner has a right of way over this paddock to adjoining farmland.

Stourton Lodge is situated in a glorious rural location between the villages of Stourton and Whichford in attractive rolling south Warwickshire countryside on the Warwickshire/ Oxfordshire borders. The market towns of Shipston-on-Stour, Chipping Norton and Moreton-in-Marsh provide for most everyday needs, whilst Banbury, Oxford and Stratfordupon- Avon are all within easy reach and provide more extensive shopping, leisure and educational facilities. Communications are excellent with regular rail services from Banbury to London Marylebone and from Moreton-in-Marsh to Paddington, taking 55 and 96 minutes respectively.

From Shipston-on-Stour take the A3400 south towards Oxford. After about four miles turn left signed to Whichford and at the top of the hill, turn left and continue towards Whichford. At the T-junction on the edge of the village turn left and Stourton Lodge is the second house on the left, after about ½ a mile, accessed through a pair of wooden gates with Stourton Lodge signs. Once through the gates turn immediately left to the parking area.

From Chipping Norton take the A3400 towards Shipston-on-Stour and proceed through Long Compton. When the road bends to the left take the right turn, signed to Whichford and follow the lane to the T junction on the edge of Whichford. Turn left and Stourton Lodge is the second house on the left, after about ½ a mile and proceed as above.
