The Homestead is a former farmhouse which has recently undergone extensive refurbishment and presents as an attractive family home with all modern conveniences whilst maintaining a sense of history and character. It is situated in Thackhams Lane which is a highly regarded location on the outskirts of Hartley Wintney. The house is complimented by gardens and grounds extending to about 6 acres and includes an attractive Grade II listed barn which could be re-utilised, subject to the necessary planning permissions, and a substantial detached building which is currently set up as a nursery school. This could be used as additional accommodation for relatives or guests.
The house was a former farmhouse which has been extended and refurbished over the years. There is a light and spacious atmosphere created by the many classic windows and various architectural features typical of the period. The Homestead is very comfortably appointed with newly fitted bathrooms and cloakroom.
Arranged over two floors, the house has brick elevations with a tiled roof. From the covered entrance porch with ornamental brickwork the front door leads into a spacious hallway with attractive wall beams, terracotta tiled floor, fireplace and wooden dog legged staircase leading to the first floor.
This property has 6 acres of land.
The Homestead is approached via a five bar gate onto a large gravelled parking area suitable for several vehicles. There is a Grade II listed detached barn which is currently used for storage.
A brick pathway leads to the house and covered entrance porch which has ornamental brickwork and a tiled floor and leads into the hallway of the house.
There is an attractive brick pavior pathway leading to a paved terrace which is ideal for al fresco dining. The front garden consists of raised flower beds and a level lawned area bordered by hedging with a personal gate onto Thackhams Lane. There are separate areas of the garden with a wide variety of trees and shrubs creating an interesting and established setting in a secluded environment.
The Homestead has a magnificent mature wisteria which runs across the front of the house and onto the balcony and covered loggia. This is a feature of the property and compliments the mature setting of the house. Surrounding the house are several seating areas which afford privacy and invoke a sense of tranquillity.
From the terrace there is a pergola with steps which lead down to a level lawned area with greenhouse/planting area, vegetable garden and storage shed for garden equipment and over towards a small natural pond. A side gate leads onto the fabulous terraced area with decking which overlooks a larger pond well stocked with plants. This is an ideal spot for entertaining or nature watching.
Adjoining the house is a field/paddock with post and rail fencing. Subject to Planning Permission there may be scope for the building of stables.
