Willowbrook Lodge is a detached property built in 1990 of brick elevations under a pantile roof with later additions. The accommodation inside is light, spacious and well maintained. A welcoming entrance hall provides access to a large sitting room with wood burning stove and a dining room, both with sliding doors to the terrace, but also providing a vista across the neighbouring countryside fields. The kitchen is fully fitted with contemporary units and worktops and modern appliances, and is open plan with a light garden room with bi-folding doors also out to the terrace. On the southern end of the property is the main bedroom with fitted wardrobes and en suite bathroom. There are three further bedrooms and a family bathroom with shower fitting. The property also benefits from a utility room and boot room, plenty of storage and double glazing throughout.

This property has 0.75 acres of land.

Willowbrook Lodge enjoys a fantastic position amongst wonderful countryside. The terrace is elevated to enjoy the landscaped gardens below and the wildlife that can be seen around you, including plenty of birdlife and deer. The gardens are mostly laid to lawn with well stocked flower beds and shrub borders as it leads down to a circular seating area, ponds, a copse of trees and a bird hide. The property is approached via a sweeping gravel drive to a parking area for several cars, with side lawns interspersed with a selection of trees and hedge borders. A brick wall with five bar gate gives access to the property and a double cart shed.

Willowbrook Lodge is located on the edge of Lessingham, a northeast Norfolk village only 1.5 miles from the coast and sandy beaches at Eccles and beyond. The village enjoys The Star Inn public house and a small independent senior school. A number of local amenities including shops, supermarkets, healthcare and schooling can be found in the market towns of Stalham just 2.5 miles away and in Wroxham and North Walsham both 10 miles away. A local bus service from Lessingham runs to both Stalham and North Walsham, whereas the nearest train station is in Wroxham with a service to Sheringham and Norwich. The Norfolk coast is considered to be an area of outstanding natural beauty and along with the Norfolk Broads, is best known for its birdlife. Norwich is considered the cultural centre for arts and business in the region and has mainline trains to London Liverpool Street and an international airport.

Leave Norwich on the Wroxham Road and continue through Hoveton onto the A149. On approaching Stalham, turn left on to Old Market Road at the Tesco supermarket signposted to Waxham Barn and Horsey Windpump. Go straight over the double roundabout onto Ingham Road. As the road doglegs the Ingham Swan, take the junction straight on as the road bends right, signposted Lessingham. Follow this road for 0.8 miles through Ingham Corner and at the junction, take a left turn heading straight on to Lessingham. After half a mile, Willowbrook Lodge is the first property on the right hand side on entering Lessingham village.
