Current Use

The current owner operates a commercial Christmas tree business growing premium quality Nordmann Fir trees which are harvested and sold wholesale to a variety of buyers.

In order to facilitate the planting and extraction of timber and Christmas trees, the vendor has installed and maintained an excellent network of tracks.

There is no active farming on the estate at present and the vendor does not own any Entitlements to the Basic Payment Scheme.

LOT 2: Land at Muir Estate

Land (About 66 acres): The land comprises of former farmland, some of which is planted with Christmas trees and the remainder in the process of being reinstated to agricultural use for grazing. All fields are capable of ploughable pasture.

Proposed Leaseback of Christmas Tree Plantations:

Unless a purchaser is prepared to pay an additional sum for the Christmas tree crops, the vendor intends to sell the land retaining ownership of the crop and a right to harvest the trees. This leaseback will enable the vendor to continue growing, managing and harvesting the Christmas trees.

It is proposed that the vendor will pay a fixed rent of £250 per hectare (approx. £100 per acre) per annum for each compartment.

Compartments will be returned to the landlord on April 1 post harvest. Any remaining trees, stumps or debris will be mulched to a standard to be mutually agreed between the landlord and tenant, either suitable for replanting or for agricultural use, ready to be sown with grass.

Lying on the southern fringe of the Scottish Highlands close to the Loch Lomond and the Trossachs National Park, the location of Muir Estate provides both tranquillity and privacy, whilst remaining extremely accessible.

On the western edge of the Carse of Stirling, within the heart of central Scotland, commuting from Muir Estate to Stirling, Glasgow, Perth and Edinburgh is straightforward with each city being within an hour’s drive under normal traffic conditions. These cities provide a full range of services and facilities, together with recreational and leisure opportunities.

Closer to home, one mile to the south of Muir Estate, is the village of Thornhill which offers primary schooling, and basic services including a village shop, community hall and hotel. To the north, 5 miles distant, is the popular town of Callander, the doorway to Loch Lomond and the Trossachs National Park, where various cafes, shops and hotels can be found. Five miles to the west of Muir Estate, the village of Aberfoyle is popular with tourists and provides additional recreational and leisure opportunities.

Secondary schooling is provided at McLaren High School in Callander. The closest private schools are equidistant and approximately 23 miles away: Dollar Academy, east of Stirling, and Morrisons Academy in Crieff.

Edinburgh and Glasgow airports are 40 and 48 miles distant respectively whilst the closest railway station is at Dunblane (12 miles) with frequent services to Glasgow, Edinburgh and Perth.

Directions

From Stirling, take the A84 northwest towards Thornhill. Travel through Thornhill taking the B822 Thornhill – Callander north. Follow the road for almost 2 miles, and turn right into the timber loading yard of Muir Estate.

From Callander, follow the A81 for 2 miles then take the B822 on the left and continue straight. After approximately 2 miles, turn left into the timber loading yard of Muir Estate.
