An impressive country house set in grounds of about 3.6 acres

Uphampton House is a handsome property, sitting centrally within its plot and surrounded by wonderful mature gardens and grounds in a beautiful rural hamlet setting amongst the rolling Herefordshire countryside.

The house, and original farm, was built in 1861 as the principal model farm for the Lord Bateman estate. The property is an elegant Victorian country house, built to house the farm steward as part of Lord Batemans model farm concept; an innovative Victorian project using all the latest technology including its own railway system.

The grand architectural style is augmented by fine stone detailing. The property has been sympathetically renovated and restorated, resulting in a fabulous country home. A wealth of features can be found throughout the property including high ceilings, large sash & bay windows, decorative mouldings and attractive fireplaces.

The ground floor boasts generous reception space full of original character and marked by high ceilings and tall windows flooding the rooms with lots of natural light. Formal rooms such as dining room, sitting room and drawing rooms are complimented by the comfortable snug and the sought-after open plan kitchen/breakfast/sitting room; so often lacking in the traditional country house market, it is certainly catered for here - it is the heart of the home and really is a superb space that ties into modern life. It is a day room that everyone congregates in.

The elegant staircase rises from a generous hall which runs front to back. The first floor landing, off which the bedrooms and bathrooms are arranged, is flooded with light by a roof lantern. There are five double bedrooms and four bathrooms. They offer great flexibility and all could be considered a principle bedroom. There is also a separate WC off the half landing.

The gardens at Uphampton House are delightful and enjoy a landscaped yet low maintenance design. The grounds comprise of immaculate lawns and well-stocked borders set amongst beautiful mature trees, a paddock and stables. The current vendors have created a beautiful walled kitchen garden with greenhouse, pond, a variety of fruit trees along with the essential potting shed. A south-westerley barbeque and entertaining spot is the perfect area for evening drinks.

There are various areas to enjoy inside-out living such as the covered south facing terrace off the kitchen/breakfast room and an immaculate west aspect lawn with summer house.

A well cared for tennis court lies adjacent to the Coach House. Beyond the tennis court is an area planted with wild flowers and 50 sapling trees. Here there is a barn and useful machinery store and little potting shed.

The house is approached over a delightful sweeping drive, which splits to the front aspect and continues to the rear of the house and onto a generous parking area with turning circle and triple garage.

There are further outbuildings to the rear of the house.

The property offers a wonderful opportunity for keeping animals, with a secure and level paddock and stables.

Outbuildings Triple Garage An incredibly useful triple garage has electric up and over doors and electric car charging points. There is ample room for 3 large cars and a seprate utility area to the ground floor. The first floor has been coverted to provide a superb home cinema and separate home office.

The Summer House To one end there is a bedroom and shower room, offering additional accommodation to the main house or indeed for generating an income. The remainder of the summer house has a spacious open sided space with a built-in pizza oven and cooking area, ideal for fabulous al-fresco summer entertaining. This space looks out over an immaculate level lawn, ideal croquet, and would be the perfect spot for an outdoor swimming pool (subject to consent)

The Coach House The coach house building was converted by previous owners and formerly used as a swimming pool which could be reinstated. The space currently has a carpeted sprung timber floor over the redundant swimming pool. This building also houses the stables, a utility space and adjoining workshop/machinery store.

Full residential planning permission has been granted to convert the Coach House into a separate 3 bedroom property. This means further conversion could result in an annexe, holiday let or be sold off separetely. Further permission may be required depending on use.
