Rookwood House, forming part of a former vicarage, is an impressive and substantial home, set over three floors. It is situated amongst lovely Hampshire countryside yet within the centre of the village. The property boasts a wealth of flexible accommodation, with high ceilings, original features including working shutters in both reception rooms, the master and guest bedrooms and is finished to a very high standard throughout with a superb sense of light.

A large welcoming reception hall greets you upon entering the property with oak flooring and a built-in cupboard and two large reception rooms as well as the kitchen/dining/family room, utility, pantry and cloakroom. Both reception rooms have views over the front garden. The double aspect sitting room has an open fire with fitted shelving either side. The playroom, another great sized room, has French doors to the front, a wood burning stove and oak flooring. Across the hallway through half-glazed doors is the fabulous kitchen/dining/family room with views over the back garden.

The kitchen area is well equipped with an integrated freezer, drawer fridge, dishwasher, plenty of storage in handmade painted wooden cupboards with granite worktops, a large central island with double butler sink and an electric Aga nicely slotted into an inglenook. The dining area is central to the room, with French doors to the garden and a family seating area at the far end with with another set of French doors out to a gravelled area in front of the outbuilding with plant pots and trees. Accessed from the kitchen area is a walk-in pantry with a water softener. There is also a separate utility room with a door to the outside.

The first floor features a substantial master bedroom with a walk-in wardrobe and an en-suite shower room, a guest bedroom plus two further well-proportioned bedrooms with fitted cupboards, a family bathroom with free-standing bath and a separate shower room.

There are two bedrooms on the second floor, one having access to a walk-in store room (potential en suite, plumbing heads already in place behind a panel) and a boarded loft area the size of the master suite. Both bedrooms and landing area have skylights with bedroom 6 also having an end window with lovely views over fields towards the Watercress line.

This property has 0.79 acres of land.

There is an enclosed lawned front garden, with a gravelled area outside the playroom and a gravel driveway providing access to a large parking area in front of the garage. The detached garage block adjoins an L-shaped store room, ideal for a variety of uses.

The side and rear gardens are accessed through double French doors from both the family and dining rooms. There is a gravelled area along the rear and side of the house with a paved patio for al-fresco dining, a separate seating area and brick steps up to a delightful landscaped garden incorporating flowerbeds, vegetable and fruit beds, a small orchard, large lawned area and a greenhouse.

The nearby Georgian market town of Alresford provides a good range of shops and restaurants as does Alton with its mainline railway station (Waterloo 67 minutes). More comprehensive amenities can be found in the cathedral city of Winchester with its excellent educational, recreational, leisure and cultural facilities, as well as a mainline railway station (Waterloo in just under an hour).

Access to London by car can be gained either via the A31/A3, or the M3 which can be joined just to the east of Winchester or Basingstoke (16.9 miles), which in turn links the A34 and A303 giving access to the wider motorway network.

The surrounding countryside is renowned for its natural beauty with extensive walks and hacking. There are several golf courses in the area at Alresford, Basingstoke, Dummer and Winchester. Chalk stream fishing is available on the Rivers Itchen and Test and sailing at Hamble or the Solent, all within easy reach.

The village is served by Ropley Primary School that leads to Perins Community School in Alresford. Good local sixth form education includes one of the UK’s top colleges, Peter Symonds in Winchester. For independent schooling, the area offers Prince’s Mead, Dunhurst, Twyford, Pilgrims and St Swithun’s Junior School followed by St Swithun’s Senior School, Alton Convent, Bedales, Churchers College and Winchester College.

Note: In the last 10 years, the property has had a new heating system & re-wired (by the previous owners). The current owners have undertaken extensive work & extension to the house, incl. complete re-roofing, conversion to create three 2nd floor rooms, ground floor extension, new kitchen (with Total Control Aga) & 2 new bathrooms. All windows are bespoke with conservation double-glazing. The garden has been extensively & professionally landscaped with the addition of a new greenhouse.

Leave Winchester on the A31 (Alresford Road) towards Alresford and Ropley. Once through Ropley Dean turn right onto Berry Hill. Continue up the hill onto Vicarage Lane where the property will be found on the left hand side.
