Immaculately presented family house, in one of the area's most sought after villages.

Tierra Mia is situated on the edge of the village in a slightly elevated position. This modern property provides excellent family accommodation for contemporary and luxurious living and has many enviable features including an integrated Heos sound system (ground floor), underfloor heating to the ground and first floor, and fitted storage to every bedroom, and 6,000L underground rainwater harvesting tank, to name a few. The galleried reception hall leads into the drawing room through double doors, and features triple aspect windows, gas fireplace and glazed double doors opening out onto the patio. The ground floor is a very spacious L-shaped open-plan living area, comprising kitchen, dining area, and family space. This light and bright room features two sets of double doors opening out into the garden. Contemporary styled, Italian Alno cream fitted units and Siemens integrated appliances have been installed to the kitchen, with a breakfast bar dividing the room. The dining area flows into the family space and provides plenty of room for comfortable seating. On the first floor, the master bedroom has an en suite shower room with double basins, and a dressing room. There is another large en suite bedroom on this floor, as well as two further well-proportioned bedrooms and family bathroom (with separate shower). The second floor houses a further spacious bedroom with en suite shower room, and a study which can also be used as a sixth bedroom. A further room, currently used for storage, could be converted into a kitchen; making the second floor selfcontained, and providing useful accommodation for an independent teenager or older relative. Views of the surrounding countryside can be seen from the upper floor.

Outside

The property is accessed via electric gates opening out onto the drive, providing parking for multiple cars and access to the large integrated garage. There is a large patio area leading from the rear of the property, to the garden with direct access from three rooms making it the perfect space for outdoor entertaining. The majority of the rear garden is laid to lawn, with a landscaped garden to the front with a raised vegetable patch.

Situation

Streatley is a picturesque village situated on the River Thames, with the neighbouring village of Goring within striking distance, on the opposite side of the Thames. Both villages are at the heart of an area known as the Goring Gap, one of themost beautiful stretches of the river, designated as an Area of Outstanding Natural Beauty and well known for outdoor pursuits. Goring has a post office and a good range of shops, pubs and restaurants. Of particular renown, is The Miller of Mansfield, 'Pub of the Year' winner in 2015. There is a wide selection of very good state and private schools in the area, including C of E primary schools in Streatley and Goring, Pangbourne and Bradfield Colleges, Moulsford Preparatory School, Abingdon Boys School, St Helens & St Katherine's School in Abingdon and The Downs School at Compton, rated 'Outstanding' by Ofsted.
