Handsome and imposing family house with excellent accommodation, in an idyllic location

Hollyside is an imposing family house, which is brick built and the front elevation halftimbered. The property is approached via a large gravelled drive with lawned area to the right. On entering the house, the spacious and light reception hall, gives access to all reception rooms, as well as the kitchen and a ground floor cloakroom. The reception rooms are all of a good size and of particular note is the sitting room which is over 26 feet in length. This, coupled with the fact that French windows in the sitting room open onto a substantial terrace to the rear of the house, and the room's proximity to the adjacent dining room (also with French windows leading out onto the terrace) and kitchen, mean that the house is a wonderful prospect for those who enjoy entertaining, particularly in the warmer months, when access can be gained onto the terrace and from there into the delightful gardens.

The kitchen is of generous proportions with white, modern fitted cupboards and wall units, an integrated fan oven with separate grill, ceramic hob and integrated Bosch dishwasher. The kitchen leads to the delightful breakfast room which overlooks the garden through a bay window. Off the kitchen is a utility room with sink unit. The study and family room are both to the front of the house and the study has a number of useful fitted cupboards and shelves. Upstairs, the large principal bedroom suite overlooks the rear gardens, and has a door leading to a walk-in wardrobe/dressing room which then gives access to the en suite bathroom with separate shower. There are three further double bedrooms (one with fitted wardrobes) and a single bedroom. The first floor accommodation is completed by a family bathroom.

Outside

Hollyside has a large garden and there are delightful views from all aspects of the house over the gardens or to open farmland to the front. To the rear of the house the garden is laid mainly to lawn leading onto a wooded shrubbery and then on to a delightful area of private woodland via a meandering path. There is a detached double garage to the side of the house.

For those who would like a property with potential to add further accommodation, there is plenty of room to enlarge the house (subject to planning permission).

Situation

Hollyside is situated in the popular village of Beenham, home to the highly regarded ‘Six Bells’ country pub and a village primary school (Ofsted rated 'Good'), and within the North Wessex Downs Area of Outstanding Natural Beauty. The village is surrounded by wonderful open farmland and very popular with those who enjoy the countryside and leisure activities such as walking and horse riding. The nearby villages of Bradfield Southend and Upper Bucklebury each have a general shop and Bradfield Southend also has a Post Office; whilst the farm shop on the A340 at Englefield sells a wide range of local produce. Pangbourne is only 7 miles away and provides a wider range of local facilities including an award winning butcher, a specialist cheese shop, as well as a range of restaurants and pubs. There is also a rail link to London Paddington in less than hour. The more comprehensive amenities of Reading and Newbury are 10 and 8 miles respectively. The local area is also well served by an excellent range of schooling including Elstree School, Kennet School, Bradfield College, Downe House and Brockhurst & Marlston House. Despite its idyllic rural setting, the M4 (J12) is just 6 miles away and provides excellent access to the West Country, London and its airports.

Directions

From Pangbourne head south on the A340 for 3.6 miles. At the roundabout with the A4, take the fourth exit signposted Newbury. After 2.4 miles turn right into Lambdens Hill; and proceed along this road passing Lambdens Farm on your right. After a short while a grassed triangle with signpost will be found. Turn left here into Webbs Lane and continue for approximately half a mile and Hollyside will be seen on the left.
