Reservation and Future Development Rights: The property is sold subject to a reservation of future development rights whereby the vendor reserves the right to 50% of any increased value for a period of 80 years in the event that planning consent is obtained for residential development. Payment is due when either the planning consent is implemented or the site is sold with the benefit of planning consent.
Water: The land is crossed by a private water main and any supplies on the land are therefore via that privately owned main from the adopted water supply on Parkgate Road. The purchaser will take ownership of the private main on the property being sold subject to the continuing rights of the Council and those currently receiving a supply via said pipework to use same in perpetuity, subject to all their existing rights and liabilities.
