Wyke Barns is a beautifully designed contemporary barn conversion which lies in open agricultural countryside 3 miles north of the Hogs Back stretch of the North Downs, and located between the villages of Normandy and Ash Green in the hamlet of Wyke. The site is slightly elevated over the surrounding land, giving rural views across to Guildford. The original barn dates from the mid-19th Century and the construction uses jointed and pegged carpentry on the queen post trusses. The Barn has been sensitively converted to retain the original beams whilst at the same time creating light open spaces by the use of large statement fenestration. Both the main Barn and the detached Annexe have been built and finished to a high specification throughout. The main Barn and detached Annexe form a horseshoe around a south-facing courtyard. Main Barn: The main Barn is light and airy, with impressive self-clean glazing and feature limestone flooring. The Barn retains the original beams throughout with vaulted ceilings and exposed beams in the double story sitting area. Vaulted ceilings also create dramatic spaces in the bedrooms and main en suite bathroom. The property benefits from underfloor heating throughout the ground floor and in the upstairs bathrooms; the property is also fully wired for surround-sound and internet. The entrance hall leads through to the spectacular vaulted sitting room with large modern wood burning stove and double height bay window. Double doors lead through to the equally impressive kitchen / breakfast / dining room, which is fitted with an oak Callerton kitchen with modern breakfast bar, integrated appliances, smart black granite work surfaces and a Quooker boiling tap. Also on the ground floor is a guest bedroom, cloakroom with shower, fitted study, utility room with laundry chute and a boot room/security room. From the sitting room, a wide feature oak staircase rises to the galleried landing. The master bedroom suite leads off and is well appointed and sumptuous with double height fenestration into the vaulted ceiling and, overlooking the garden with spectacular rural views. There is a generous dressing area with fitted wardrobes and a large en suite bathroom, including fitted cupboards and heated mirror. On the other side of the gallery landing are two further vaulted-ceilinged double bedrooms and a family bathroom, with large shelved airing cupboard and laundry chute. Annexe: The substantial detached Annexe sits just across from the main Barn. The Annexe benefits from underfloor heating throughout. This part of the property comprises a large family room with modern elevated Focus wood burning fireplace. The kitchen and dining room are fully glazed towards the courtyard. The bi-folding doors open the full dining space out on to the courtyard patio and the gardens beyond, taking in the wonderful views across the gardens and fields. The large master bedroom has extensive fitted wardrobes and en suite wetroom with waterfall shower. The guest bedroom has an en suite bathroom and shower. A fitted study/ third bedroom, laundry, cloakroom, and plant room housing the ground source heat pump complete the accommodation.
This property has 1.54 acres of land.
The property is accessed off a quiet lane through a 5-bar wooden gate onto an expansive gravel driveway leading up to the triple garage, with electric doors. The driveway sweeps round the main Barn to a sheltered, south-facing courtyard between the two dwellings. The majority of the grounds are laid to lawn with far reaching views stretching across fields towards the town of Guildford, with a glimpse of the Cathedral in the distance. On the south-westerly boundary is a raised area of lawn with herbaceous planting, framed by an ornate dry stone wall. On the other side of the garden is a scented pergola walk with specimen roses and lavender, which leads down to the natural bathing pool and summer house. There is also a large vegetable garden with raised beds, a greenhouse, fruit cage, and various outbuildings with secure storage.
Wyke Barns lie in an attractive rural location between the villages of Ash Green and Normandy, north of the A31 Hogsback which connects Guildford and Farnham. The close towns of Guildford and Farnham both provide a wide range of shopping and leisure facilities including high street and independent shops, restaurants and theatres. The area is well served by an excellent range of both state and private schooling. The nearby train stations of Ash, Ash Vale and Brookwood provide commuter opportunities into London or across to Guildford and Reading.
From Guildford take the A31 towards Farnham. After approximately 6 miles take the right hand turning signed Ash and Ash Green. Continue along this road passing through the village of Ash Green before turning right as the road bends sharp left. Continue along this lane, crossing a bridge over a railway line to a T-Junction. Turn right and Wyke Barns can be found after a few hundred yards on the right hand side.Read all
