Little Venice offers prime residential development opportunity

Q4 2016

Pond Field House in Little Venice, a post-war purpose built residential apartment block, has come to the market.

Located at Clifton Gardens, London W9, the 16,736 sq ft building currently comprises 16 apartments and offers the opportunity to create a multi-dwelling residential scheme within central London, with private access to a residents’ garden. A private vendor has instructed Strutt & Parker and Rokstone to market Pond Field House.

A feasibility study of the site has been undertaken and illustrates the potential to deliver a scheme comprising 22 residential apartments. In addition to the amenities provided by Little Venice and the surrounding areas, the building also benefits from private access to the Crescent Garden, an award-winning green space only accessible to residents of the properties backing on to the garden from surrounding roads.

Rebecca Jones, partner in the London residential development and investment team at Strutt & Parker, said: “Little Venice is a highly sought-after location within prime central London and Pond Field House presents a unique opportunity to respond to this demand with a premium new development. There are few sites that can offer both access to private residents’ gardens and the amenities and connectivity that the area boasts.”

Becky Fatemi, managing director of Rokstone commented: “Pond Field House is a developer’s dream; the adaptable post-war structure, coupled with the building’s location presents a golden investment opportunity for full refurbishment. It’s a completely blank canvas, with award winning private gardens only accessible by residents. The surrounding area of Little Venice is ripe for a savvy investor, who acknowledges its potential, with the enduring popularity of the neighbourhood and its proximity to Marylebone and St Johns Wood.”
