Once a popular village pub, the property displays a wealth of character features, including exposed timber beams, large sash windows, wide oak floorboards and original fireplaces, while a nod to the building’s history remains in the presence of the original bar, inner glazed doors and a traditional pub sign hanging at the front of the house.

There are two larger main reception rooms on the ground floor – the 24ft sitting room and the drawing room. Both rooms have plenty of character, with the sitting room featuring an open fireplace and the drawing room, the site of the original bar, with a large open fireplace, fitted with a woodburning stove, and a dining area. Towards the rear there is a further reception room, which could be used as an study or play room, while the kitchen/breakfast room has stylish modern units, a central island and integrated appliances, as well as an Aga. beyond this, is a utility room and downstairs cloakroom. Upstairs there are three generous double bedrooms; the largest being the stunning former ‘Long Room’ steeped in history, which was once the main meeting room for the village, but is now the 28ft principal bedroom with a luxury en suite bathroom, which has a freestanding bathtub, dual wash basins and a separate shower unit. A further bedroom with spectacular original ceiling and decorative pargeting, also benefitting from an en suite shower room. The first floor is completed by a third bedroom with en suite shower room and a family bathroom.

The cellar is accessed via a door from the inner hall and offers additional storage.

Outside

To the rear of the property and accessed from the lane behind the house, there is a low maintenance, walled courtyard garden, with areas of timber decking and gravel terracing, and raised flowerbeds offering seclusion in the heart of the village. Across the lane is a double garage offering secure parking or useful additional storage. The property opens to the front onto the High Street, where there is street parking available along both sides of the road.

Situation

Situated at what was once the navigable source of the River Deben, the rural parish of Debenham is a popular, charming village with a thriving local high street and a plethora of amenities; numerous independent shops, small supermarket, post office, vets, cafe, pub and doctor’s surgery.

There are two schools within the village - the well-regarded Debenham High School, rated ‘outstanding’ by Ofsted, and Debenham primary - as well as nearby independent schools, Framlingham College and Woodbridge School. A number of recreational activities can be accessed from the village itself, including at the community/leisure centre, various local walks and wildlife at the lake to the eastern edge of the village. In the wider area, there is sailing and fishing on the estuaries of the Deben, Orwell and Alde together with golf courses at Cretingham, Ufford and Aldeburgh.

Communications links are excellent: the nearby A14 offers access to the greater road network; a regular train service runs from Stowmarket station to London Liverpool Street.

From the A14 heading west, take the A140 north, turning right onto the A1120. After one mile, bear left onto Scotts Hill towards Mickfield. Continue for 3.5 miles.
