Outside

A gravelled driveway to the front of the home provides off-road parking for several cars, with evergreen hedging creating privacy and a divide to the neighbouring property. Paviours and a pathway adjoin the cottage and mark the attractive entrance porch with beautiful timber door. At the rear, a paved york stone terrace offers space for outdoor dining and relaxation whilst enjoying the sunny aspect, with an expanse of lawn beyond interspersed by specimen fruit trees, a timber play house, swings and a good sized shed. A pebbled seating space part way along the length of the garden provides another spot to take in the sun, and timber-edged beds offer the option to cultivate vegetables. Natural boundaries of hedging provide a sense of enclosure in this large outdoor haven.

Situation

With its village green, playground and sports clubs, the village of Rowledge offers a wealth of amenities to residents which also includes an award-winning butcher, a post office and store and a popular public house, The Hare and Hounds. The surrounding countryside provides outdoor enthusiasts with a network of footpaths and bridleways, whilst Frensham Common and Ponds offer walking, cycling, fishing and sailing; and forest walks can be enjoyed at Alice Holt’s Forest.

Well-regarded schooling in the vicinity includes Rowledge Primary School, Frensham Heights, Edgeborough, More House School and Weydon Academy. The picturesque, Georgian market town of Farnham provides coffee shops, pubs, bars and restaurants as well as a good range of independent shopping and recreational facilities, including a leisure centre, David Lloyd centre and various golf courses. Holding the title of England's first Craft Town, Farnham attracts artistic and cultural events many of which are held at the creative art centre, The Maltings.

Communications are excellent, with the nearby A331/M3 and A31/A3 linking to London and the south coast, while the mainline station in Farnham provides a regular train service to London. For travel further afield London Heathrow Airport is approximately 30 miles distant, with Gatwick 46 miles away.

Directions

From Farnham station, go up Tilford Road, turning right at the lights into Great Austins. Continue to the next set of traffic lights, and move forward onto The Ridgway. Pass the Tesco Express, Bakery and Butchers and continue for about a mile and a half. At the third mini roundabout turn left into Manley Bridge Road. Follow this road down and then up the hill towards the village of Rowledge. Take the first road on the right into High Street, round the double bend, and as the road levels out and opens up, number 18 can be found on the left hand side.
