Proposal
Strutt & Parker were approached to help facilitate the building of a number of homes in order to fund the construction of a new school on the existing Broxbourne School site within the Metropolitan Green Belt.

Key Points

• Application process involved ongoing consultation with the council in order to confirm that the proposed school extension would be considered ‘special circumstances’ and allow the release of Green Belt Land.
• A comprehensive phase of public consultation aimed to inform local residents and gain their views as to how best develop the site.
• Scheme involved the gifting of land from the Council in order to provide improved sports facilities and a leisure hub that would be available for use by the local community.

Outcomes

Application submitted to Borough of Broxbourne Council, achieved outline planning permission for up to 153 dwellings and full planning permission for a new 7FE School, leisure hub, sports pitches and associated facilities.
