Demand for industrial space continues in West London

The development arm of the Sir Robert McAlpine Group, advised by Strutt & Parker and Altus Edwin Hill, has let a further 9,623 sq ft at their successful West London Industrial Estate at Waterway Park Hayes, Middlesex. This takes the total space let on the estate during 2010 to an outstanding 47,939 sq ft in a number of deals, outperforming the competing schemes in the area.

Details of the new letting are as follows:

  • Afonwen Laundry Limited has taken Unit 5 totalling 9,623sq ft on a 10 year lease with a break in year 5 at a headline rent of £9.50 per sq ft.

The letting above follows other recent lettings on the scheme below:

  • Therapak Pharma Services Limited, which currently occupies 10,803 sq ft in Unit 1 on the park, has extended the lease on its existing unit and taken an additional 12,933 sq ft at Unit 4 trading under the name Inmark Inc. The specialised pharmaceutical and laboratory services company has taken the units on a new 10 year lease, at a rent of £9.50 per sq ft on Unit 1 and £9.00 per sq ft on Unit 4.
  • Grays Truck Centre Limited has taken Unit 12 totalling 14,580 sq ft on a 10 year lease with a break in year 5 at a headline rent of £10.50 per sq ft. Lambert Smith Hampton represented Grays Truck Centre Limited.

Waterway Park consists of 140,000 sq ft production and warehouse space located close to Heathrow Airport. Nine units are now let. Existing occupiers include Pitney Bowes, David Linley Furniture and Staples.

The above lettings mean that there are only 3 units available to let on the scheme:

  • Unit 3- 14,795 sq ft
  • Unit 10/11- 22,970 sq ft, which can be split in to two units if required.
