Developers shortlisted for regeneration of Newbury industrial estate

Six potential developers have been shortlisted for the redevelopment of London Road Industrial Estate, Newbury.

Six potential developers have been shortlisted for the redevelopment of London Road Industrial Estate, Newbury.

The 25 acre site is a key commercial and industrial area of Newbury and investment is needed on a scale local councils could not meet; hence the need for a partnership with the private sector. The project aims to produce a mixed-use development which will include new homes, a supermarket and a range of new business space, plus a new road access off the A339. Some existing businesses will remain in place - for example there are a number of car dealerships which add real value to area and set the standard for what will be looked for across the rest of the development.

The six developers shortlisted are Frontier Estates, St Modwen, Wilson Bowden, Bride Hall, Guildhouse, and Kier. Strutt & Parker is advising West Berkshire Council.

Much of the estate is owned by West Berkshire Council. Under the agreement, the council would be looking for increased rental income or capital receipts to boost the public purse and support council services.
