With the final week in May bringing unbridled sunshine and warm weather, Strutt & Parker looks into whether a change in climate can help brighten the sales figures before the Queen’s Diamond Jubilee.

Strutt & Parker saw an increase in offers come in over the past week - up 9% from the previous week - indicating that the good weather has given people a spring in the step and the traditional change in British psyche when the sun comes out has invigorated the market.

Michael Fiddes, Head of Agency at Strutt & Parker comments: "Now is a good time to try and sell your home. House hunters are more likely to go and view properties if the weather is sunny. There is also a feel good factor when the sun shines and this, coupled with the Jubilee spirit, can sway people who are undecided about moving home".

With the summer fast approaching, many sellers find that this period is an ideal time to place their property on the market. Presentation of a property can make all the difference, and when the sun comes out, homes look their best. Agents are taking advantage of the great weather by refreshing their photos with blue skies replacing the original grey images taken in the spring.

As people enjoyed a sun-drenched last week of May, viewings increased across Strutt & Parker offices, not only this but there has been a large number of offers over the past week. This increase in activity and the fact house prices are still higher than at the end of 2011 highlights the resilience of the housing market in spite of the economic climate.

Fiddes adds: "Let's just hope the good weather continues - there is a real buzz around the country at the moment before the Jubilee - and we have seen this translate into positive movements for house sales in the local area".
