‘The Landing’, set for completion in 2019 will deliver a high profile mixed-use scheme providing over 600,000 sq ft gross of offices, residential and retail space and create new, active connections between the soon-to-be Crossrail station (also expected to be delivered in 2019) and the town centre. The 3.3 acre island site is the key town centre regeneration site and occupies a central location within Maidenhead, bounded by King Street, Queen Street and Broadway.
The scheme is being brought forward by Ryger Maidenhead Ltd –a joint venture between London & Aberdeen Group and investors and long-term associates, Smedvig of Norway – which initiated the comprehensive development after acquiring the King’s Triangle site from ING RED in December 2013. The joint venture has developed the vision for the site in close partnership with the Royal Borough of Windsor & Maidenhead, following an architectural competition.
The Landing will provide 265,000 sq ft net of office accommodation, setting a new high standard for major HQ office buildings in Maidenhead; 220 well-designed residential units of varying sizes; 48,000 sq ft net of retail, primarily for restaurant use; and new public realm, including an extensive central plaza area. There will be new underground and adjoining car parking totalling 375 spaces.

Strutt & Parker is advising Ryger Maidenhead on various development aspects, including investment/funding, office leasing, residential and retail, the latter as joint agents with MMX Retail.

A scheme of the quality and design of The Landing, occupying a prime location between the station and the shopping centre, and bolstered by the arrival of Crossrail with direct 40-minute services into central London, will generate exponential growth in office rents and residential values.”
The masterplan design has been developed by multi award-winning architecture and urban design practice Studio Egret West, which was appointed as lead architect in May 2014 through a bespoke Royal Institute of British Architects (RIBA) competition. Allies & Morrison is also instructed on the design of the main office building; Quod is advising on planning and Sarah Williams (ex Aedas) is consultant architect.
The proposed scheme sees flexible commercial floorplates and high-quality apartments sitting around a central, permeable public space, named Lantern Circus. An outline planning application has been submitted to the Royal Borough, with determination anticipated in Q2 2015.
