The property was purchased from Kajima for circa £49.5 million, representing a net initial yield of 4.84%. 

The asset is multi-let to four tenants, with an average weighted unexpired term of approximately 4.8 years, at an average office rent of £90.79 per sq ft. There is further long leasehold interest from Pollen Estate, with circa 121 years unexpired at 10.52% of rents received.
