Strutt & Parker has pre-let 135,000 sq ft of office space at SWIP’s (Scottish Widows Investment Partnership) New Square property at Bedfont Lakes, Heathrow to BP.

The international oil and gas company has signed up, subject to planning, to take the refurbished space in addition to the 68,000 sq ft they acquired in three separate buildings at New Square in November 2011.

BP will take Building 2, New Square, occupied until last year on a 20 year lease by IBM. The building will be comprehensively refurbished and extended to provide 135,000 sq ft of Grade A accommodation over ground and two upper floors, with the works completing in June 2014.

Jeremy Rodale, partner in national markets office agency for Strutt & Parker, said: "The deal represents the largest letting in Heathrow and the third largest letting in the whole of the M4 corridor in the last five years. New Square at Bedfont Lakes was able to offer BP high quality office accommodation, key transport links and sufficient parking provision, all set within 250 acres of lakes and parkland. We were delighted that BP decided to expand their presence on the park and that New Square has now achieved full occupancy."

Strutt & Parker acted in conjunction with Jones Lang LaSalle on behalf of SWIP Real Estate; BP was advised by Jones Lang LaSalle.
