National property firm Strutt & Parker has revealed some impressive figures following its National Open House Day initiative which took place on Saturday 28th September.

Initial offers have totalled a staggering £65m with still more coming in, suggesting that the autumn market is more buoyant than in recent years.

This was the 10th time Strutt & Parker has held a National Open House Day and it was a record breaking event. There were more properties taking part, more visitors looking at the homes and the most offers ever received - over 100 individual bids resulted from the day.

740 Strutt & Parker properties opened their doors to buyers during the day without any need for specific appointments. Once registered, those buyers were able to visit as many houses as they like at any time between 10am and 4pm. This ensured a relaxed viewing experience which buyers found enjoyable.

With the less formal atmosphere, house hunters tend to look at properties that they previously had not considered and a number have then gone on to offer on those. People are living increasingly busy lives, the time savings made through seeing that number of houses in one day makes a real difference and can often help clarify what exactly it is they are looking for.

The Strutt & Parker Ludlow office made the decision to hold back a townhouse from the market and launch it the day before National Open House Day. The tactic paid off, with the property generating 21 viewings, four second viewings and two offers since - a great success story!

The positive results tie in with the current mood as the majority of homeowners who took part in a survey feel that house prices will increase this year. Some 57% of them are anticipating an increase in the value of their property, compared to just 4% predicting a fall in value.

Michael Fiddes, head of agency at Strutt & Parker, said: “This year has seen a record breaking success for our firm. The warm weather held out, which always helps and there was a real feeling of positivity from the buyers, who were enjoying the more casual approach to house hunting. The offers we have received shows that clearly there is demand out there and it sometimes takes something a bit different like this to create a buzz in the market.”

Strutt & Parker’s next Open House Day event will be held in the spring of 2014.
