Download brochure

Tower House has been architecturally designed to create an outstanding contemporary home which maximises the unrivalled views of the River Dart from every angle. The exclusive position of the property allows the views to stretch from the South Embankment, along the Dartmouth waterfront, Dart Marina and across the River Dart to the countryside beyond. The accommodation is arranged over three floors and has been extremely well maintained and presented. The ground floor benefits from under floor heating in the hallway, kitchen and day room, whilst the upper floors are heated by modern electric panel heaters. The window are double glazed throughout, and category 5 cabling runs throughout the house with an interconnected speaker system linking the rooms from a central control under the stairs.

On the ground floor is the spacious kitchen/dining room, with Trembath composite stone worktops and an impressive range of integrated appliances including two pyrolytic self-cleaning ovens, Belfast sink and drainer, combination microwave oven, dishwasher, induction hob, American style fridge/freezer, Neff washing machine and tumble dryer. Double doors from the dining room open onto the front terrace.

The drawing room and the sitting room offer flexible living accommodation, with the ground floor day room opening directly onto the front terrace and leading out through the tower to a Jacuzzi. The drawing room feels warm and inviting, with a wood burning stove, and a balcony looking out over the superb waterside views. These views can be enjoyed from the master bedroom and en suite wet room, as well as the other three bedrooms and the family bathroom.

The house and grounds are accessed via a secure electronic gate. To the front of the property, the tiered garden has been thoughtfully designed with a variety of lowmaintenance plants, gravel paths and stone steps. The magnificent views can be admired from the numerous levels that wind towards the property, leading to the spacious terrace at the front of the house; ideal for al fresco dining, relaxing and entertaining. There is also a summer house in the front garden, which has mains electricity and a telephone point, providing the potential to be used as a home office.

To the side of the house, and with equally impressive views, is a fitted Jacuzzi and a barbeque area. To the rear of the property is a securely fenced level lawn with two garden sheds and a mature hedgerow along the boundary, providing a good level of privacy.

In the South Hams, the village of Kingswear stands on the east bank of the River Dart opposite the thriving town of Dartmouth. The village is located in the heart of the highly sought after area of south Devon, known as the South Hams. The region is known for having an uncommonly temperate climate, consisting of wonderful unspoilt countryside, hidden coombs and a spectacular coastline.

Kingswear has two pubs, a church, village store and a post office as well as The Royal Dart Yacht Club and a privately owned Marina. Dartmouth, a short ferry ride away, has a larger collection of restaurants, pubs, boutique shops, banks, chain stores and supermarkets. It is also home to the Britannia Royal Naval College.

There are a number of lovely beaches in the South Hams and excellent golf courses at Dartmouth and Churston. Both Kingswear and Dartmouth have excellent facilities for sailing, with the Dartmouth Royal Regatta being a highlight of the racing calendar. For the more ambitious yachtsman, there are deep water moorings, three marinas and a number of boat yards.

For the cruising yachtsman, Kingswear is the perfect base from which to explore France, the Channel Islands and the picturesque harbours and creeks of the West Country. Kingswear and its immediate surrounding areas have a number of sandy beaches, coves and sheltered anchorages, all of which make it excellent for water sports and boating.

Communication links are excellent with the A38 Devon expressway 20 miles to the north and the M5 motorway at Exeter. There are regular inter-city rail services from both Exeter (London Paddington 2 hours) and Totnes (London Paddington 2 and ¾ hours). Exeter airport has a growing number of domestic and international flights, including daily flights to London City Airport.

From Exeter and the M5 follow the A38 and the A380 towards Torbay. 3 miles after Newton Abbot, turn right at a roundabout onto the A380 signposted Paignton and Brixham and follow signs to Brixham and Dartmouth. Join the A379 following similar signs and after about 1 mile, just beyond the garage turn right signposted Kingswear. After about 2 miles go straight over a roundabout and then immediately left for Kingswear. Follow the B3205 into the centre of the village, past the Kingswear Village Stores, and take the next left for Higher Street. The property can be found on the left hand side.
