Lot 1: Balmedie Farm About 43 acres (17.4 ha) Offers over £500,000

The traditional farmhouse built of stone under a slate roof is approached from the west down a shared private farm drive. There is a gate and gravel drive to the front of the house.

The front door is approached through a sun room and an attractive central hallway has doors off to the ground floor rooms as shown on the floor plans. The sitting room has a wood stove in the fireplace whilst the kitchen has an oil-fired Aga. Stairs lead to 3 bedrooms on the first floor. There is a useful back hall with bathroom, shower and utility room and two adjacent storage rooms off the house.

Outside There is front garden to the south of the house and a larger garden behind with a mixture of shrubs and an area of lawn. Behind the house is a traditional farm steading and the west wing is to be included with Lot 1. These buildings are built of granite under a slate roof and comprise:

• Byre 9.1m x 4.4m • Mill room 8.3m x 5.3m (with loft over and solar panels on roof) • Store 7.1m x 5.28m • Workshop 5.3m x 2.8m • Bothy 5.2m x 4.2m (pine lined) • Wood shed/Garage 7.2m x 6.3m (timber frame/tin clad) • Cattle court pt 10m x 6.8m

Included in Lot 1 is the former water mill and mill lade which the sellers recall working pre-1950.

Land Included in Lot 1 are 3 fields to the south of the farmhouse. These fields are ploughable but are currently classified as permanent grass. An attractive hedge divides fields 8 & 12, whilst the Burn of Eigie runs along the eastern edge.

Planning Full planning permission was granted (Ref: APP/2010/3634) for 1 house in the traditional buildings comprising kitchen, sitting/dining area, utility, 4 bedrooms, garage. Lot 2: Balmedie Home Farm Buildings About 30.6 acres (12.4 ha) Offers over £250,000

The modern and traditional buildings have provided a useful base for the working farm with accommodation for cattle, sheep, goats etc. However the buildings also have potential for conversion to residential and planning permission.

Full planning permission has been granted to form 2 new dwelling houses (Ref: APP/2010/3634) dated 4th September 2012. Note that part of this planning approval relates to the west wing which is included with Lot 1 so 1 proposed house in the east wing is with Lot 2 comprising kitchen/lounge, dining room, 4 bedrooms and garage.

Land The field behind the steading (No. 13) is currently in grass and is included in this lot.

A track connects the farm buildings to field 7 and a bridge crosses the Burn of Eigie to field 7 which is permanent pasture. This field creates the effect of a secluded valley.

It might be possible to recreate an old farm access between the farm buildings and the B977 so that Lot 2 would have its own private approach.

At the top of field 7 is a small area of broadleaved woodland and a telecoms mast. The mast site is let at a rent of £4,500 per annum.

Lot 3: Four fields About 46.3 acres (18.77 ha) Offers over £200,000

Access is direct off the B9777. The fields are currently sown with spring barley and oats. The realigned A90 cuts a strip off these fields on the eastern edge. Two of the fields have watering points from the burn.
