Westbrook Lea sits in a tranquil rural location set back from other properties and the road and is approached via a shared private driveway. Set in approximately 3 acres, the gardens surrounding the house are mainly laid to lawn with a large patio area, a hot tub and a swimming pool. There is also a traditional Romany caravan adjacent to the house which has an electricity supply to it and could easily be used as additional accommodation or a home office. The equestrian facilities at the property are well maintained with a stable yard consisting of 7 loose boxes, post and railed paddocks with 4 timber clad field shelters, one of which has a concrete base, and a 20m x 40m Pasada surfaced outdoor riding arena. The property is installed with a CCTV system.
The property is located close to the pretty village of Warnham with its traditional village store, two public houses and a butcher’s shop. There are plenty of picturesque walks close by, at both Warnham Nature Reserve and Warnham Deer Park. The historic market towns of Horsham and Dorking are close by and offer a more comprehensive range of shops, restaurants and cultural facilities, including excellent rail connections to London. Road communications are good via the A29 and A24 which lead to the M25, London and the motorway network. There are a variety of well-regarded schools in the local area, including Warnham CE Primary School, Farlington, Tanbridge House School, Christ’s Hospital, Millais Secondary School for Girls and Forest School for Boys.
From Horsham proceed westwards on the A281 Guildford Road, bypassing Broadbridge Heath. After about 1.5 miles beyond Broadbridge Heath, bear right at Clemsfold roundabout onto the A29 northwards towards London. Proceed for approximately 1 mile, and the entrance to Westbrook Hall will be signed on the right hand side. Continue along the drive over the bridge, and bear left away from the Hall. After about 100 metres, turn right, after a short distance, the gated entrance to Westbrook Lea will be reached.
