A recently extended Grade II Listed house with approximately 2.75 acres.

Burrow Corner Cottage is a detached Grade II Listed family home with spacious accommodation and charming character features, presented to an excellent standard throughout. The property has recently been refurbished and extended over two storeys, creating a striking open plan kitchen/breakfast/family room downstairs, and a master bedroom with an en suite shower room upstairs.

There are three reception rooms on the ground floor; the living room and snug are in the original part of the house, whilst the kitchen/breakfast/family room is in the newly completed extension. The sitting room has appealing character features including exposed character beams and an inglenook fireplace; and the snug has an open fireplace. The kitchen/breakfast/family room has been designed in a contemporary style, which provides a striking contrast to the traditional features of the rest of the house. The kitchen has a range of sleek grey units, a central island and a number of integrated appliances including a gas hob, electric oven, grill and an extractor fan. There is ample space for a large dining table, as well as a seating area, taking full advantage of the extensive glazing and bifold doors which provide excellent views of the gardens and countryside beyond. A shower room and utility room complete the ground floor accommodation.

Upstairs, there are four good-size bedrooms. The master bedroom has the benefit of a newly fitted contemporary en suite shower room, built-in storage and yet more lovely views. A family bathroom services the other three bedrooms.

This property has 2.75 acres of land.

Outside

Burrow Corner Cottage has a parking area to the side of the house, which gives access to a detached double garage. To the rear of the house is an attractive paved terrace which provides the perfect space for al fresco dining and entertaining. The large rear garden is predominantly level lawn, with excellent countryside views. Beyond the garden is a well-fenced paddock. In total, the gardens and grounds measure approximately 2.75 acres.

Situation

Burrow Corner Cottage is set in the pretty hamlet of Burrow Corner, situated in the heart of the beautiful mid-Devon countryside. The village of Butterleigh, less than a mile away, has a very active community with a parish church, village hall, village meadow and the Butterleigh Inn. A greater range of everyday amenities is found in Tiverton, approximately two miles away. Tiverton has schools for all ages including the well-respected Blundell’s School and Preparatory School, for which the property is within the 10 mile reduced-fee catchment area. The town has a good range of shopping facilities with a popular biweekly market, and there are also some excellent local producers and artisan farm shops.

The cathedral city of Exeter, approximately 13.5 miles away, is the most thriving city in the South West. The city offers a wealth of cultural activities with the theatre, many good restaurants, the museum, arts centre and a variety of good shopping, including John Lewis and Waitrose. Exeter has a good range of educational options including the well-regarded Exeter School and The Maynard, whilst the university is recognised as one of the best universities in the country.

Communications in the area are excellent. The M5 motorway provides a link from Exeter to Bristol, Birmingham and to the national motorway network. The A38 provides access to South Devon, Plymouth and Cornwall; whilst the A30 connects Lands End to London via the A303 and M3. There are frequent rail services from Tiverton Parkway to London Paddington (from just over 2 hours) and Exeter Airport offers a number of domestic and international flights.

Directions

From Exeter, head north on the M5 and take the exit at junction 28. Follow the B3181 into Tiverton, following the signs for the town centre. Turn right, opposite the town hall, onto Tiverton Road. Continue for approximately 1.5 miles, and at Forges Cross, turn left following the sign for Butterleigh. Proceed ahead until Sawmills Cross, turning left, again, following the sign for Butterleigh. Burrow Corner Cottage is found on the right hand side, approximately 0.7 miles away, at the end of the road.
