A handsome four bedroom Georgian Rectory set within delightful gardens
A superb Georgian Rectory with wonderful proportions and symmetry on the edge of Norwich. The house is grade II listed and is constructed of mellow red brick elevations under a slate roof and part tiled roof. The Old Rectory sits centrally in its own gardens and grounds which contain some fine mature trees and beautifully landscaped gardens. The house has well-proportioned rooms, typical of the period with much fine architectural detail including shuttered sash windows, panelled doors, open fireplaces, and a particularly elegant staircase and entrance hall. The main façade has three bays with the centre bay slightly advanced and pedimented with a circular window, typical of the finest houses of the period. The current owners have beautifully maintained and improved the Old Rectory and its gardens throughout their tenure.
Outside
The Old Rectory is approached via a private driveway, leading to a gravelled turning and parking area which lies to the front and west of the house. The drive also continues around to the south of the house. To the south of the house there is a large area of lawned garden bordered by a variety of mature evergreen shrubs including yew and holly and some magnificent mature trees including oak and horse chestnut. The house is well protected from the north by some fine mature beech trees dividing the garden and grounds from the churchyard. To the east there is an extensive area of formal lawned garden with mixed shrubberies and further fine mature trees. A small area of mixed woodland at the eastern end of the garden divides the property from grazing meadows adjoining the eastern boundary. Situated to the rear and east of the house there is a south facing paved courtyard garden, which gives access to a further gravelled parking area with a recently constructed open fronted carport and pergola and a brick built single garage. The land in all extends to about 1.2 acres.
Services: Mains water, electricity and drainage. Oil fired central heating. Agent’s Note: The Old Rectory enjoys a right of access over the first part of the drive which also provides access to the new Rectory.
