An attractive period farmhouse set in approximately 1.5 acres of garden, stables and paddock

Purley Farmhouse is a delightful period house set in a wonderful position on the Downs, surrounded by rolling countryside with far reaching views all around. The property has been in the same ownership for more than 40 years and is full of character and charm, with good-sized rooms and plenty of natural light, but would now benefit from some updating. The spacious reception hall/dining room sits at the centre of the house and leads through to the other reception rooms, including a lovely triple-aspect sitting room which opens into a sunny south-west facing conservatory with doors to the garden. There is also a good-sized family room/study. The kitchen/breakfast room runs along the rear of the house and is fitted with a range of painted wooden kitchen units and an electric range-style cooker, with a dining area at one end. There is also a shower room on the ground floor. Upstairs there are two double bedrooms, both with fitted wardrobes, a smaller third bedroom, and a spacious family bathroom, all with wonderful views.

This property has 1.5 acres of land.

Outside

Purley Farmhouse is approached from the village lane across a gravel driveway providing plenty of parking beside a double garage. The property sits beautifully in its grounds, and is surrounded by a charming garden that is mainly laid to lawn and interspersed with mature hedges, shrubs and trees, and there are wonderful distant views across the surrounding landscape. A small gravelled courtyard-style garden has been created between the house and the pretty outbuilding which provides additional flexible accommodation as a further bedroom/office and shower room. There is also a former vegetable garden, and a greenhouse and other garden stores. Adjoining the garden is a paddock extending to just under one acre, and a field shelter.

Situation

Purley Farmhouse is situated in Chaddleworth, a beautiful rural village surrounded by stunning rolling countryside, and lying within an Area of Outstanding Natural Beauty. There is a thriving local community, with a primary school in the village itself, and a village hall and church. There is a wealth of bridleways and byways for walking, horse riding and cycling across the Downs. Nearby Wantage and Hungerford provide an excellent range of local facilities and shops, cafes and restaurants, including a Waitrose supermarket and weekly market in Wantage. The larger town of Newbury caters for most other day to day needs. Communications in the area are excellent, with a direct train service from Newbury or Hungerford into London Paddington, and easy access to the M4 and A34 linking with London, Heathrow Airport and the West Country. There is a wide choice of highly regarded schools in the area including Cothill, Pinewood, Bradfield College, Radley College, Abingdon, St Edwards, Marlborough College, Downe House and St Gabriel's.

Directions

From Newbury, take the B4494 north towards Wantage and continue for approximately 7 miles, then take the left turn signposted to Chaddleworth and Leckhampstead. Follow this road until you reach the village green and war memorial, and turn right to Chaddleworth. Continue on this road for approximately 1.5 miles until you reach the village, and the entrance to Purley Farmhouse will be found after a short distance on the left hand side.
