A delightful three-bedroom period property with an annexe, in a peaceful setting

The Lodge is a charming semi-detached period property, set in an idyllic Surrey Hills setting close to Leith Hill, the highest point on the Greensand Ridge. The property provides plenty of original character and stylish décor and fittings, while there is also a detached onebedroom annexe, which is ideal for guests or for use as a holiday let. The accommodation features timber beams and impressive original fireplaces throughout, including in the main reception room, which has an imposing inglenook fireplace fitted with a woodburning stove. There is also a comfortable sitting room which has French doors leading to the sunny conservatory. Also on the ground floor, the large kitchen and breakfast room offers plenty of storage space in shaker-style units, a central island with a breakfast bar, a split butler sink and a range cooker. The first floor provides three well-presented double bedrooms including the principal bedroom with its fitted storage and en suite shower room. The first floor also has a family bathroom with a freestanding bathtub, and an additional shower room. The annexe provides versatile space, as selfcontained accommodation, including a sitting room with a double-height ceiling, a fully equipped kitchen, one bedroom and a shower room, alternatively a 4th bedroom/guest room, day office, currently a successful Airbnb.

At the front of the house there are splendid gardens with various shrubs in gravel beds, bordered by picket fencing. Parking is available to the side on a gravel driveway, while to the rear the gardens include paved terracing, rolling lawns, established shrubs, trees and border hedgerow, as well as a garden workshop and store.
